I would not recommend this firm based on my experience.
I instructed them in June 2025 for a property purchase and for searches and ID checks. Communication throughout the matter was very poor, with emails and calls often going unanswered and limited proactive updates provided.
Due to the ongoing lack of communication and delays, I raised concerns and previously posted feedback about my experience. Following this, I was contacted by the firm expressing dissatisfaction with the review and was asked to remove it, which I found uncomfortable as I was simply sharing my genuine experience as a client.
After submitting a formal complaint about the service, the firm then confirmed they would cease acting for me without reasonable notice. This has caused stress and disruption to my property transaction.
Clients should feel able to raise concerns and provide honest feedback without feeling pressured.
Appointments easily made for my convenience and times kept.

I was advised to go with Chadwick& Lawrence by my broker, I trusted them and went ahead.
To say I am disappointed is to not say anything.
The process is extremely slow, I am chasing nearly every single day.
Since November until February which is 3 months now I had 2 phone calls - everything is done via email. I thought my solicitors would be my rock but it just feel like I am a subject and simple transaction for them.
All the replies I ever get are general- there is no actual updates as to what why and when.
I’ve lost 5 weeks on searches being rejected due to title plan issue and they didn’t do anything about it until after 5 weeks it’s a disaster.
Chasing enquiries stage, they said they r still waiting for replies then after I went crazy they said sorry replies have been recieved.
The communication is so poor is indescribable. Every time I can office- no one is ever available to answer, endless emails sent - I am in so much dark and there is no clear answer on when I can exchange.
My life is a disaster right now.
Source of funds is a joke- lender approved everything in 10 days, solicitors still working on it for 3 months and still asking where is that money from when I sent several statements and explanations it’s like they don’t want to work on your case.
I am begging them to prioritise my case and all I get is we work in order, like what is that supposed to mean? I have to wait another 3 months ?
If I knew how slow everything would be I would never trust the recommendation, I am so depressed, I can’t live my normal life, nothing is being done on time. I said several time from before I need to complete by the end of February but no one cares about that, I am your client I am paying you money for you to work on my case and I have to chase like psycho woman? It’s a nightmare honestly.
I lost all hope now, all my plans went into the toilet drain I’m so mentally exhausted I want to cry every day, it’s not a nice experience at all.
No personal relationship like a solicitor should have with their client, they simply don’t care about you or your circumstances.

One of the worst conveyancing solicitors. If you want to save your money fine and energy do not work with them. No one ever responds to queries, charge you awful amount of money and never get things done in time.

We selected a highly rated conveyancer based in London by the name of SAM Conveyancing, however our mortgage broker informed us the lender rejected them as a conveyancer as they're not listed on the panel. Confused, as they claim to be on our lender's panel on their site, we reached out asking what was going on and we were told we were actually employing a solicitor by the name of Chadwick Lawrence not SAM conveyancing. After seeing Chadwick Lawrence also seems to be mostly high rated reviews we decided to carry on with them.
However, we quickly started having doubts. They sent me a document of non-english asking me to "verify it". I replied I'm unable to understand it so am unsure what I am verifying and was told they'd inform their supervisor and I didn't hear back.
They referred to me multiple times by the wrong name in correspondence.
They claimed we were using Right To Buy when we're not.
We found out they're not based in London either, so us selecting our conveyancer with this requirement was a waste of time. When we received incomprehensible communication from Chadwick Lawrence we'd then need to email SAM Conveyancing to make sense of it. It was like having an interpreter.
We were informed that they outsource their verification services to a company by the name armalytix. We completed all forms and documents and verification requests same-day.
After nearly 2 weeks of sparse terrible communication, we were suddenly and rudely told we would "need to find another Solicitor" or we will be charged "with an additional fee" that will be "charged again till we are satisfied" because the company they outsource verification to were unable to do their job (we've not had similar issues with other conveyancers).
We decided it was time to cancel our use of their service and find someone else as per their suggestion. We received confirmation that our file would be closed that day.
After not receiving a refund I had to chase for it and was told we'd not receive it due to "time now elapsing the 2 week cooling off period". I had to reply confirming the same person claiming this was the person that stated they'd close my file that day and that I was still within my cooling off period. Eventually they sent me my money back.
I'd strongly recommend steering clear of Chadwick Lawrence and SAM Conveyancing.
