I would highly recommend JS Law. Kiran received my case on 25th February, and by 11th May everything was completed and I’m now on my way to collect the keys!

I’ll be honest, I’m probably one of those annoying clients who calls twice a week asking for updates and chasing the process. However, Kiran was always professional, patient and contactable whenever I needed reassurance or information. She never once made me feel like a bother despite all my calls and questions.

I chose JS Law mainly because of their “no exchange, money back” promise. My purchase fell through because the vendor decided not to go ahead with the sale, and it’s now been nearly a month with no refund at all.

I was told that because searches hadn’t been requested yet, I’d be able to get my money back, but then they said they would keep part of it as a “non-refundable file opening fee”. This was never properly explained at the start.

What’s most frustrating is the lack of communication and transparency. It’s been weeks and I still haven’t received any money back or even a clear update on when it’s supposed to happen.

The estate agent recommended JS Law and reassured me that if the purchase didn’t exchange, I’d get my money back. Looking back, this recommendation feels even worse considering the seller was already known to be unreliable and the sale falling through was clearly a possibility.

Overall, really disappointed with both JS Law and the estate agent for recommending them.

Hidden costs galore!

Having to pay an additional file opening fee (£156) when a previous chain has collapsed is just profiting off of the country's poor land law system. Tastes very bitter on top of the rest for the money you lose in a collapse (survey, valuation).

The additional fee's in light of a collapse were not made clear enough before we began working with the firm, if anything, they advertised themselves as one of the firms that protects your interests in light of a collapse. Lies.

I am now conscious of what else we will be paying twice for, despite the last sale making minimal progress and requiring little work. For example, ID verification and proof of funds. We did all this before, are we now just being charged twice..?

Who knows, because I won't get a response from the conveyancer!

Oh, and when our chain did collapse, we contacted the solicitors, didn't get a single email in response. We had no clue what was happening. Just overall poor communication. Whether the work gets done behind the scenes remains to be seen.

Found Joelle easy to speak to, and she explained things very well, I am not very good with emails and she arranged for paperwork to be sent to me, to read and fill in, very professional.
