We’ve now been living in our Mulberry home at the Whissendine site for three months, and I wanted to add to my previous review about the exceptional buying process by sharing our experience with the after-sales service.
As this is our first new build, we were a little apprehensive about how the snagging process would work — but we needn’t have been. Yes, our home has had some snags (some expected, some less so), but what really matters is how they’ve been handled — and on that front, we couldn’t be happier.
Alfie has been our main point of contact for any issues and no matter what the concern or when it’s been raised, he’s always just a phone call away, showing genuine care and understanding every time. With a young family, school runs, work, and pets, arranging times for tradespeople can be tricky, but Alfie has always made sure that appointments fit around our schedule.
We’ve never faced any pushback on the issues we’ve raised, and some snags understandably take longer than others when relying on outside trades, however, the quality of the repairs has been exceptional. Alfie consistently checks in afterwards to make sure we’re happy with the work — often going above and beyond, even long after he should have finished for the day.
We really can’t emphasise enough how much the whole team at Whissendine does to make you feel at home. We’ve had visits and calls from various members of the management and customer care teams to ensure we’re happy with everything.
You can always be confident that someone is there to help. Despite being incredibly busy in the show home, Helen is still always on hand to assist however she can — going above and beyond even after the sales process has finished. Her continued support really adds to the sense of community and care that Mulberry promotes.
Overall, the after-sales experience has exceeded our expectations. The level of care, professionalism, and attention to detail has made settling into our new home a truly positive experience.

When me and my husband moved in to our new Mulberry Home on Felsted Gate , Felsted I gave the pilot review and scored it 5. In the main this was for the Sales staff particularly Anita and Paddy. Also the Manager Chris and Customer Contact Ash who went the extra mile to help us move and settle into our new home.
However I now have to score honestly a 1
As we receive no help at all now that we have moved in. We have a few issues and when we contact Mulberry Homes by phone to get snagging points addressed it takes an age to come and deal with these matters. In our house we are still waiting for our front path paving to be set properly! They are still loose. We have had them attend to correct our rear patio door as it was sticking yet there are several things we have flagged with them pertaining to faults in our home and we are hoping to hear from them next week as we have been on holiday last week. When Chris and Ash were here on site if we reported any issue it was resolved instantly. However now they have left it has deteriorated to a nil point! For service! Outside my home at 8 Magnolia Road Mulberry we’re going to fill the pond we look on to and plant flowers and shrubs! We are still waiting for this to happen! Street lights outside our home are still not lit? Sadly now we have paid our money for our house all customer care is basically non existent!?
Also the current site plan still displays all roads in the estate being tarmac. Yet most of the roads are now block paved with the exception of our house 8 Magnolia Road and our neighbours at 10 Magnolia Road have been advised that these two houses only will be tarmaced!? We paid what other people on the estate paid for our houses! We are disgusted that we are the “poor relations” having tarmac and not block paving like the rest of the whole of the estate?! All in all Mulberry you have been disappointing to say the least with your customer service or lack of it to me and my husband Paul! They have our money and all customer service apart from Anita and Paddy in the office and Julian on site, we are on our own in terms of receiving any customer service!

A review on behalf of our daughter who is unfairly feeling the direct impact of Mulberry Homes' absent commitment to customer care:
We moved into our new Mulberry home in July. I was really excited to have my new room and a proper shower, but it’s been really horrible. My room isn’t finished, my radiators don’t work so it’s cold, and I can’t even use the shower in my bathroom because the screen is so stiff and badly fitted that I’ve been stuck inside twice. I had to shout for Mummy to come and help me get out. It was scary.
My furniture, which my grandparents bought me for my birthday in August, is still in the boxes because we’re waiting for the house to be finished so we can fit our carpets. I’ve been waiting for ages to unpack and make my room nice, but I still can’t.
It’s been ages and things still aren’t fixed. Mummy and Daddy keep writing to Mulberry Homes but they don’t really help or say sorry properly. It feels like they don’t care about us.
I wish they would just do what they promised so we could finally feel happy in our new home.
We are 20 months in and have been in dispute with this developer for 18 of those months!!
We were first occupants on this development hence this replaces a previous 5 star review now removed.
We had material estate road changes directly and negatively impacting our home withheld during the exchange to completion process, which in our case was 4 months and this has been proven officially. This did not become evident until approximately 2 months after we moved in.
We have the full support of the Parish Council with our grievance and they have written to Mulberry Homes on our behalf but we remain in dispute with a company that has no interest in trying to satisfactorily resolve the issue even though they, in their words, “omitted” to inform us of changes being made.
They have no moral compass.
Our advice to prospective buyers would be to not exchange/complete until the “official” plans/drawings/marmoset images etc you are shown are current and significantly have them legally guaranteed otherwise you may get caught like us.
In addition we, like other Felsted Gate homeowners, have had multiple snagging issues which require persistent chasing and, to date, our list remains incomplete.
In our 20 months of occupancy we have yet to actually meet a member of the customer care team in person even though we are fully aware they attend this site regularly! Contact is basically responsive by email to issues raised with them, to say they “care” would be a misnomer.
Also open space landscaping is embarrassing.
Apparently Felsted Gate was, we presume it no longer is, a “flagship” development but in our 20 months of occupation the green space planting has been rudimentary at best, certainly nothing approaching the images or planting plans shown and provided to us during the purchase process. Mostly the green space is full of rubble, a mix of barely alive or dead trees, weeds with grass seeding scattered over it.
Amusingly there is a rush to cut the weeds back when a management site visit is anticipated.
Disappointingly we, at Felsted Gate have also lost the excellent, very experienced and customer conscious site manager, Chris, who resigned, which, in our opinion, on a development of this stature is a huge blow, especially to both established and the newer home owners.
He and his hardworking colleague Julian justify the lone star rating.
What is so sad about the whole experience is that we love our actual house, the community around us are lovely and generally regular employees want the best for all the new occupants but once you step above into the management and money there clearly is little but disdain once a buyer has paid in full.
We cannot reiterate enough this company has no moral compass.

The experience mulberry homes have created for my son-in-law and my daughter but not forgetting our granddaughters has been extremely stressful creating a unpleasant situation for us all, the amount of issues that need addressing is totally unacceptable that has not only caused distress amongst their family but the whole family , I'm in disbelief of the after care and attention that hasn't taken place ,a company that states many claims but certainly doesn't live up to their standards
You as a company need to truly look at addressing these issues that have been raised with urgency and certainly with pride ,

My first visit to my family’s new home was far from what I expected.
There were over 200 snagging issues, many of which were serious. These included a persistent sewage smell in the downstairs cloakroom, no heating throughout the property, French doors that couldn’t be opened, and dented kitchen cupboards.
Even worse, sewage was backing up into the bath, and the unpleasant smell downstairs was overwhelming. The list of problems just went on and on—completely unacceptable for a brand new home.

If I could give zero stars, I would.
We’ve been in our new-build house from Mulberry Homes for 10 weeks now, and I still can’t bring myself to call it a home. The experience has been nothing short of appalling.
We’ve had no heating since moving in, and despite raising this multiple times, it still hasn’t been resolved. Subcontractors have come in and not only left jobs unfinished but caused even more damage in the process. To make matters worse, my personal phone number was shared without my consent, which is completely unacceptable.
The French patio doors do not open, creating a clear health and safety issue—particularly frustrating during the warmer weeks when we couldn’t even use our outdoor space. The kitchen units arrived damaged, showing a real lack of care and attention to detail. We were sold a “high-spec, premium home”—the reality couldn’t be further from that. The design feels rushed, basic, and poorly thought through.
We’re also dealing with a horrendous smell in the downstairs WC, and there’s been no urgency from the builder to investigate. Even worse, sewage has backed up into both the main bath and the en-suite shower, making parts of the home unfit to use.
There is absolutely no proper aftercare—it feels like once they’ve got your money, they disappear. We were completely misled and missold a property that clearly was not ready or fit for purpose.
And sadly, the list goes on and on. Every time one issue is raised, another one appears.
Avoid Mulberry Homes at all costs. The stress, frustration, and disappointment of this experience has been overwhelming and still continues.

We moved into our Mulberry home around 10 weeks ago and have faced serious, ongoing issues since day one.
No Heating: We’ve had no central heating since moving in. Despite repeated reports, several subcontractors have failed to resolve the issue—and in some cases, caused further damage.
Data Protection Breach: My personal mobile number was shared with third-party contractors without my consent. Mulberry claims this is permitted under their “Guided” app, but I’ve never signed up for or agreed to its terms. I consider this a GDPR breach.
Faulty French Doors: The patio doors initially wouldn’t open, blocking access to our outdoor space. They've since been lifted as a workaround, but the fix is poor—leaving a gap that will likely cause further issues.
Damaged Kitchen Units: Units arrived with visible damage, and the finish falls well short of the “premium” standard we were promised.
Sewage Issues: A persistent foul smell in the downstairs WC has gone uninvestigated, and raw sewage has backed up into both the main bathroom and en-suite. Despite showing evidence to a plumber on-site, nothing has been resolved.
Aftercare: Communication has been poor, dismissive, and slow. Many problems remain unresolved after nearly three months.
This experience has been incredibly stressful, especially for our children. The persistent faults, ongoing disruption, and uncertainty around when anything will be fixed have made what should’ve been a happy move deeply upsetting. The property was not ready for occupation and does not reflect what was promised during the sales process.

Both Faye and Karen have gone above and beyond. We hadn’t expected to be in a position to buy so soon, but with the right guidance, we were able to proceed with confidence. The Abbey turned out to be the perfect choice for us — it was affordable, and the plot we loved fits perfectly with our timeline.
We’re really looking forward to the rest of the journey and can’t wait to move into our new home in the spring 🌼

It's interesting looking at the "positive" reviews, I wonder how many Mulberry homebuyers would actually change their rating some 6 months on from their move in date, I know most people at Felsted Gate would!!! We were initially happy and whilst Mulberry are all sweetness and light during the sales process once you are in, despite a good site manager who they let go, they are nothing but slow and negative, they don't respond to snag requests and fail to deliver to agreed plans in the house and on the wider site. Escalation does not work as the Executive Management don't care either. Very disappointing experience all round and we would not recommend them.

We looked at the three developments in the area. The Meadows, Felstead Gate and Braintree.
The advisors were friendly and welcoming at the Meadows and Braintree. Not so much at FG.
Caroline at Braintree has been amazing and helpful from the moment we went into the show home.
We fell in love with the house we reserved and all of those involved have been amazing.
Lovely welcome hamper was also a nice touch.

Whilst the process of buying via our sales personnel Graham at Roxton was a positive experience the after sales has been the complete opposite. After initially signing off two weeks post move date we began to notice small and large snagging which has been raised numerous times with our site manager (still unresolved snags with him) who then escalated the issues he could not deal with to Craig the construction manager. Craig visited around 5-6 weeks ago and agreed to rectify the snags. To date we have heard nothing and after contacting him via email yesterday, we simply received his response 'I will look into it and get back to you' no apology, no firm dates to sort the issue and no regular check in with us to update, us which would have been reassuring. We shouldn't have to keep chasing Mulberry Homes for a resolution!

I moved into a house in Irchester on the Steeple View Chase development. Dawn who sold us the house is lovely and very helpful, and the site manager Mark is very helpful and gets snags done pretty much immediately. Sometimes when reporting snags he would be like “ok I’ll get someone over today!”
All in all a very good experience couldn’t recommend them more. I used to work in new home sales myself and they are among the best to deal with I’ve ever experienced
