Nicholson Lettings

Nicholson Lettings provide clean and furnished apartments, at least from my experience, and the maintenance system works well. The turnaround time for repair has greatly improved. Are there areas that could be improved on? Absolutely! There is always room for improvement and the bar snaking great strides to do this with friendly and caring staff.

However, in general, I have had a good experience.

Amazing experience

I moved into Nicholson Astoria in April 2025 and I absolutely love my home. The process from start to finish has been brilliant. Gareth has and continues to be amazing!! Nothing is too much trouble. I also want to thank Paul, I am pretty poorly at the moment and I cannot thank you enough for what you did for me this month!! Thank you so so much!!

Avoid!! Avoid!! Avoid!!

In all honesty, take your money elsewhere.
It’s been an absolute nightmare renting with this company, from start to finish.

To cut a very long story short; maintenance requests not followed through. Very, very rude staff interactions (intimidating, threatening, unprofessional - to say the least). Emails ignored. Entering your flat without permission or notice. Despite paying a key deposit prior to moving in, be warned, you might be forced to pay them another £100 (even if you accidentally lock yourself out on a weekday during business hours), and they may not even have a spare key so you’ll have to wait around for them to cut another. And then they go on to lose this cut a few months after, taking absolutely no responsibility to the valid safety concerns raised by the tenant. And many more negative experiences..

Avoid at all costs (unless you like headaches and losing your hard earned money). Many more professional companies in Liverpool to rent from. I advise you to take the positive reviews you read online with a (VERY large) pinch of salt. And would also urge the team at this company to actually put into practice their very own “unacceptable behaviour policy” (the irony of the fact the link to this policy on their website currently shows error: page not found)!!

And don’t hold your breath about getting your £100 deposit back, even if you left the flat looking better/& cleaner than it did when you first moved in.

The only positive I can give is that it can’t get any worse than this company, so avoid at all costs.

I don’t wish to have any more communication with you as a company so will not be providing any contact details. I am just glad to be finally out of a contract with you! I left my honest review as a way of sharing my negative experience I’ve had. And I can assure you that my review was not “fake”, as you claim all negative reviews you get are, but actually based on an (unfortunately) genuine experience that I’ve had with your company, the owner & it’s employees.

Moving into my property

The process of moving in has been smooth and without any issues. With a very busy and demanding work schedule, this was exactly what I needed. Any questions would be answered swiftly. Any maintenance for the property is resolved within the same week. Highly recommended company.

Beautiful Home 😍

Moved in August 2025, Not had a single issue since moving in everyone is helpful and friendly , resolve things straight away as had problem initially with internet day after had someone round to help. Apartment is amazing decor and furniture is very modern

would not recommend i would highly advise seeing the flats before agreeing to a 12 month tenancy

I would strongly recommend viewing the flats in person before committing to a 12-month tenancy.

In response to claims that this is a fake review — I’m not sure where that idea has come from. My experience with this company was nothing short of a nightmare from start to finish. Gareth, the maintenance manager, was friendly and helpful, but Paul, the owner, was extremely difficult to deal with and often used threatening language throughout my tenancy.

As I mentioned, make sure to see the property yourself before signing anything — it could save you a lot of time, stress, and money in the long run.

Great Experience

I have been with Nicholson Lettings for coming up to 5 years now and my whole experience has been positive. I remember I was contacted by Paul Nicholson directly when I first applied for a flat and he was extremely helpful, informative and flexible when discussing the options that were available. I absolutely adored my flat in St Helens and would definitely recommend the new developments but I have since moved to one of their older developments in Liverpool which is still to a good standard and I’m happy with my home. The Nicholson team are responsive and supportive when going to them with enquiries and Gareth Lodge has been brilliant since joining the team and has been a great help to myself and I’m sure all the other tenants as the property manager. You are also kept in the loop with any information regarding tenancy, repairs, etc. I’d recommend Team Nico if you’re looking to rent a good quality private home.

From the first contact with Paul…

From the first contact with Paul himself, through to his team, I’ve been made welcome to the building and had regular checks to make sure I’m happy. Any issue I’ve had has been dealt with on the same day so I’m very happy as a new tenant at the Beecham building. Nothing but positive things to say about the staff and the building.

Agreed to an off plan rent agreement in…

Agreed to an off plan rent agreement in their Beechams building project. Paid the deposit, first months rent, mattress and keys payment. The project was continuously delayed and was finished 6 months late. Upon arrival the flat was completely unfinished with counter tops still rough and carpets not fitted correctly. The worst situation I was put in with this company is that the floor plan I was promised was completely false, I was promised a large bedroom on the plan which turned out to be a shoe box sized square room. After raising my concern with the employee tasked to greet new tenants I was met by a rude man unhappy to help (Callum) and was advised to call their customer service which of course never answered my calls. I explained that the flat was unliveable for me and my partner and left, which lead to me receiving sarcastic and passive aggressive texts from Callum. I eventually received £300 of the £1200 I had paid total. The pictures may look nice on their website but do not be fooled, awful letting agency. I look forward to the unprofessional reply they leave on all negative reviews.

I am 1 year 7 months with the company and I am satisfied with quality of the property.
In addition, Gareth Lodges' representation of the Nicholson Property is and added star to the Company.
I contacted Gareth Logde about a maintenance issue in my apartment and he did not just fix the issue but showed empathy, compassion and promptness.
There was excellent communication and follow up even after the issue was sorted.
A big thank you, Gareth Lodge and the team you came with. My children and I are very happy now.

Excellent Service from Gareth Lodge at Nicholson Lettings


I recently moved into a Nicholson property and have been liaising with Gareth Lodge. Despite being new to the company, he has already proven himself to be an outstanding property manager. His professionalism, enthusiasm, and dedication to his clients are truly impressive.

Gareth took the time to understand our needs, provided clear and helpful advice, and was always available to answer any questions. His communication was excellent, and he handled everything with confidence and efficiency. It’s clear that he is both passionate about and highly skilled in his role. Any issues we raised were swiftly addressed without any hassle.

I cannot recommend Gareth highly enough!

Excellent Service and Smooth Process!

I had a fantastic experience renting through Nicholson Lettings. From the very first viewing to the move-in process, everything was handled professionally and efficiently. The team was friendly, responsive, and always available to answer any questions I had.

Maintenance requests were dealt with promptly, and they made sure the property was in great condition before I moved in. It’s refreshing to work with an agency that genuinely cares about their tenants. I highly recommend Nicholson Lettings to anyone looking for a stress-free renting experience!

I wish I could give this place zero…

I wish I could give this place zero stars also!

I visited the building this week for a look since I was denied a viewing. I was shocked by what I saw. For the price they are asking, it's unacceptable. The building had a terrible odor (Damp) and the flooring was in disrepair. Now I see why they don't allow viewings; they would struggle to rent out these units.

I would definitely recommend visiting the building before putting a deposit down. As you normally would.

Genuinely the worst people I have rented from

I have rented many properties in the area, both from private landlords, letting agents and corporate landlords. Almost all of them have been pleasant cordial relationships. My interactions with Nicholson Lettings were anything but.

As other reviewers have stated their customer service is atrocious. It began on the day we moved in, with them deciding to inform us the night before that we would not be allowed to enter the property until the evening (despite us having moving vans booked and paying rent for that day). The lock was broken when we moved in which they immediately claimed must have been our fault. We were assured a fridge freezer was included and when there wasn't one there and I asked them about it I was shouted at.
They have a fancy repair reporting tool, which might as well be useless because they take months to follow up on issues. When you try to talk to them directly about a repair you get told to talk to your property manager except you cant because they have such a high rate of staff turnover (not a pleasant place to work it seems) that you get a new property manager every other week it seems. And rather than forward your email to the right person they just say "no, try again" as you try and comb through all your correspondence with them to see who you should be emailing this week.

They will demand to visit at specific times, and will not attempt to accommodate your schedule and they refuse to take no for an answer, becoming aggressive if they don't get what they want.

We were left without an extractor fan and a leak for literally months despite constantly reporting it, both through their official process and to anyone who would listen.ot was only fixed after we had to get the council involved due to dripping, sagging ceiling and mould forming.

To finish the whole miserable saga off, they made it difficult for us to end the tenancy by refusing to let us into the office to return our keys because "we hadn't had a checkout inspection" (because of the previously mentioned lack of them even attempting to visit at a reasonable time). After leaving us with no choice but to post the keys through the letter box they started kicking off and threatening us with court action for losing their keys.

It all concluded with them attempting to take our entire deposit for cleaning and a locksmith. Instead of being the end of it they then proceeded to drag this process out by refusing to engage with the deposit protection scheme adjudication process (I suspect because they knew they would lose) for as long as possible until we made it very clear to them that we would go through the courts if necessary. They then finally agreed to deposit protection scheme arbitration and we were awarded our entire deposit back because their claims were utterly baseless.

From the very start to the very end they made our lives completely miserable whilst we did everything we could to accommodate them. When things don't go their way they try to bully and intimidate get what they want and I beg anyone who reads this to not to do any business with them whatsoever. They have many 5 star reviews containing generic praise that anyone who has dealt with them will recognise are clearly false. But the 1 star reviews all show a consistent pattern of rouge operators. Please please do not have any business with them

Edit: the only thing false in this review is the date, trustpilot has a 1 year window and its taken over a year to this dodgy company behind me, the tenancy actually ended in September last year and not October. Everything else is entirely factual and I invite anyone who thinks so to bring any legal challenge they think appropriate.

Our lawyer will be in touch now that we have a good idea who this person is leaving the same poor review. Already confirmed false information provided and again we have no tenant of this name.
