I recently rented a property through…

I recently rented a property through Nicholson Lettings and couldn’t be happier with the service, especially from Iestyn Smothers. He was really helpful and made the whole process of renting straightforward. Iestyn was always quick to respond to my questions, and he kept me informed at every stage, which I really appreciated.

He was approachable and professional throughout, and he made sure that everything went smoothly from the viewing to moving in. It was clear he knows the market well, and his advice was spot on. I’d definitely recommend Nicholson Lettings, and Iestyn in particular, for anyone looking for a hassle-free renting experience.

Very rude and unprofessional

AVOID AT ALL COSTS!!! Very rude and unprofessional something which is reflected on their reply below.I tried to call the owner re a query I had for the flat I had paid a holding deposit for, and he refused to explain saying that he explained it once and that’s it. Hung up the phone swearing. He definitely has anger issues.Let someone professional do the job.
EDIT: Replying to their reply! It’s not fake at all! And I have all the correspondence we exchanged. Of course I spoke to him and he did an online viewing when the new built was still under construction! I also spoke to his-rude as well- wife Kristina. I only spoke to Paul and Kristina. You don’t do in person viewings, you avoid them especially when it was about the new built. Keeping people’s holding deposits!! I’m not surprised you can’t find my name in your records, you are not considered to be professionals anyway to have at least an organised record keeping system. Any 5 star rating clearly added from yourselves
It’s not that I couldn’t 😂 I DIDNT WANT TO PROCEED after your behaviour! The process didn’t even reach to the point of me sending over any documents because the flat was still under construction!! You never received docs re my salary details, references etc You have zero docs from me so what you’re saying about my
financial state is clearly one more lie! You only showed me over the phone a construction site and demanded a holding deposit till it was finished and then start the docs process.
Aw now you remembered me…now I’m Kate and you found me in your records, changed your reply and you found all the correspondence YOU ARE A JOKE!!! Do something else…Your lack of valid arguments make it personal reflecting your low value as people once more. Don’t worry Paul-Kristina Metcalfe, if your worry is about my personal life, I have a partner but I didn’t meet him at this trash show “ex on the beach” as you did and ridiculed yourself.
We all know who you are and how other estate agents talk about you. The only thing you can do well is being thieves, liars and threaten people.
You claiming that my behaviour is abusive and threatening can only be considered as a joke. I am only saying the truth as many people in here who share the same experience!No matter how many times you will change your reply, you can’t establish threat nor abuse. We can clearly
see who is threatening in your reply. Stop projecting yourself on others.

Another false version of events. This person applied for an off plan apartment on a construction site as the apartment wasn’t close to being built and was upset she couldn’t proceed because she didn’t earn enough salary (considerably below despite been given the easy calculation) for any of our apartments. Our website clearly sets out the holding deposit and letting procedure and it states the requirements you need to meet BEFORE making a payment. It is unfortunate you couldn’t proceed with the apartment and we have all the correspondence saved. Crucially, the conduct shown by the applicant in her review unfortunately matched her behaviour towards us on several previous occasions. We will share Kate's behaviour across the industry regionally given our close connections within it. It's encouraging too that more action is now being taken by the legal authorities to punish such threatening and abusive behaviour with media also keen to highlight culprits like Kate and the consequences for her in future.

Professional & Prompt

I am happy to say I have been a resident of the Nicholson group for five years now since the opening of the Plaza building. The hotel quality foyer/entrance provides a great first Impression for visitors. The few problems I've had over those five years including during covid have always been dealt with in a prompt and professional manner. Another big plus for me is the virgin business internet supplied through out the property which helps massivel on days im working from home. Highly recommended as the 5 years plus would suggest

I live in one of their flats by…

I live in one of their flats by Kensington.
My key for the main door has not been working for a week now, reported it on the app and even emailed but all in vain.
How does someone come from work and stay by the door 1-2 hrs waiting for anyone from the house to come and open ?
It’s a shame for a landlord to treat their customers that way !! Do not rent from their deprived areas

Unfortunately Sandra a reoccurring theme throughout your tenancy is you do not follow the processes or contact the correct person. On numerous occasions you have been told to contact your property manager but you won’t for some reason. We haven’t had any report from you regarding such a repair and given that no other resident has an issue perhaps, once again, you are using the wrong key as you have in the past. We have attempted to call you on several occasions and messaged you but we still await your response. It’s a shame you leave such reviews but don’t answer your phone for us to resolve any issues.

Bad start, good end.

My original thoughts were awful, i was so ready to leave a review just spitting venom. I moved in at the beginning of January, honestly at that time, i wished i hadn't.
From the moment i moved i had nothing but problems. It turns out this was because of the manager we had when i first moved in. He genuinely didnt care and i felt like a pay check rather than a tenant/person.
Luckily i can leave a good review now. Since the new property manager has taken over, the place is a lot better, Lestyn is doing a much better job taking care of the property and is extremely approachable in comparison.
If this is the standard of service you get, i would recommend nicholson to somebody looking for a place to rent.

Good service

After a few issues at the start of the tenancy, Paul got involved and immediately resolved everything. He has always been friendly and professional on the phone and quick to follow up afterwards. Paul is happy to respond to messages and goes above expectations when addressing problems. From what we understand, there has been a change in staffing which I think had made a huge difference to the service provided. The flat was as described and we are really happy here.

REFUSING TO PAY ME MY WAGES!!

ABSOLUTELY disgusting company to work for or rent off, as a cleaner I seen many hidden truths about renting from this company, rats in most of the blocks and they are not bothered as long as it looks nice for when you move in, then the truth comes out!! You wonder why they don’t do VIEWINGS?? Before you sign the contract this is why!! Refused to pay me for the work I have done for them as I quit after being spoken to absolutely disgracefully for weeks on end untill one day I refused to do it anymore, the mop they provide for me to clean people homes was disgusting!! The boss is one nasty nasty man money mad, and as for his assistant wow he needs a wake up call too! They will reply with “this isn’t true” as they have done with the rest of the bad reviews!! REFUSING TO PAY ME MY WAGES!!

We terminated your services due to your poor attendance, poor cleaning, lack of organisation and losing equipment.

You simply didn’t turn up for days without notice and went on holiday without any notice.

You didn’t work in the office on any occasion and have no knowledge of our business apart from the cleaning aspect - at which you were very poor. We have pest control on a retainer contract just in case it is required

You never had any discussion or meeting with the owner so again another defamatory comment for which we reserve the right to take further action.

In spite of the above, you were paid in full for the hours that you did work.

By legally sharing your information, we would strongly recommend to other companies and organisations to avoid using your services at all costs.

The service delivered by Nicholson has…

The service delivered by Nicholson has much improved from what it was previously since appointing Lestyn as the new property manager. Lestyn is very approachable and responses to emails and texts are much quicker now and matters are dealt much more efficiently. We’re moving into our second flat with Nicholsons next week - highly recommend renting with the Nicholson group!

Good experience

Have moved to a Nicholson property for the first time and it has been a pleasant experience as of now.
Iestyn (the property manager) has been very approachable and super helpful! He was very accommodating as well
I was able to discuss whatever concerns I had with the property and felt quite reassured that it will be fixed.

Unprofessional

Honestly, it's best to avoid this letting agency. Admin staff are very rude and unprofessional. Can't count how many times they hung up the phone on my husband and to make matters worse, lied that I've signed the contract so my husband would sign but we had to go through the contract properly before signing. Yes, we lost the deposit fee but that is much better than dealing with their very unprofessional attitude. I sent in employers ref and Landlord's ref which were successful, right to rent code was outstanding but I informed them regarding when my right to rent code would be available and they sent the contract the following day as a 'gesture' according to them but when we complained via email about the contract which had incorrect names and sections which contradicts the responsibilities of the Landlord according to England's laws
he called my husband instead of responding to the email, shouted at him, angrily told him we failed referencing and hung up on him. They've contacted me to say the review is defamatory but everything stated here is absolutely true and now they've said is fraudulent. My complaint is about the way we were treated. Honestly, customer service was very bad and I'll speak the truth always.

Desperately bad service avoid

TRUSTPILOT have emailed me to say you have complained about my recent review. Apparently you have said the content of my review is illegal and defamatory. So the review was taken down temporarily, whilst TP look into your complaint.

They have just emailed me to say my review hasn't broken any rules or laws and is in line with their guidelines ,so the below review is now live again

Your standard response to all negative reviews is to blame the Tennant or the person leaving a negative review. However looking at all your negative reviews ,of which there are a lot.
We can't all be to blame, as for the phone call to me from Paul offering to meet me in a carpark for a fight, shows the type of company or should I say sharks you all are.

Threatening behavour once more ,you threatened me with legal action if I left a negative review , not to.mention defamation of character
As explained its not defamation if its true.
As for my so called violent actions ,and reporting me ,this is hilarious 😂

When someone uses threatening language towards a member of our team, in this case, male to female, we take a stand. Many of our colleagues working in related industries have shared similar stories of sadly, daily abuse by customers. That abuse also includes gross dishonesty as in this case. Great Service

Moved into one of the Apts in the old Beechams Factory in June. From start to finish the process has been swift and smooth. Communication has been great, emails are answered in a timely manner and reasonable requests were met.

The Apt itself is great, very spacious and has been competed to a good standard.

Cal has been very helpful, often see him around the development and any queries have been dealt with in person.

Highly recommend renting a property with these guys if ones comes available.
