Please think carefully before instructing Oakleafe

I instructed Oakleafe in 2023 after an awful experience direct with our insurance company meant the first contractors left after one day.

Promises were made, nearly 3 years later our home is still not finished and no one, apart from poor Kerry who answers the phone for the London office, will return my calls.

I made it very clear that we were not interested in a cash settlement and that we needed to be given excellent contractors as we had experience in the past of a cowboy builder.

Our first claims manager of 4 left after a few months of not really progressing our claim. This lead to my first complaint in 2023 when John Goodwin got involved with our new claims handler Charles and assured me/promised he would see our claim to conclusion.

We were appointed NCN National Contractor Network who in turn appointed their own contractors. NCN. Are not covered by the FCA and don’t seem to have any online presence apart from a website.

Charles left with a story not relevant on here. Next Katherine and lastly Janeen. Both ladies were amazing and did their best. I am now told Janeen has left and no one else has been appointed.

The total job has now been redone at least twice. No one visited from NCN or Oakleafe for the entire job and all plumbing, electrics and decorating were not carried out properly.

Since then we have been trying to get all flooring sorted out as it was laid incorrectly. NCN decided they would rather give us a cash amount for us to get the job re done as it would be cheaper for them. This amount was agreed in January 2025 and again in October 2025 for payment in November 2025. No payment was made. NCN telephone number is unobtainable, Steven Frost is not answering his calls.

Just to re confirm everything is accurate and true and can be backed up with proof. This review is for Oakleafe Claims. Please see separate review for NCN.

I have been copying in Oakleafe to emails, begging them to help us/advise us/ support us.

No one will speak to me from Oakleafe and emails are ignored.

I tried again this morning and once again, poor Kerry was left to tell me no one in office and she would pass my messages on.

Hindsight is a wonderful thing

We have been reading the reviews and we can now be added to the 11% who found dealing with Oakleafe a disaster.
We suffered a burst pipe at our property on 11th June 2024 and after a recommendation and reading their very professional brochure we appointed Oakleafe to handle our claim. They completed the claim form which was duly signed and handed over to them on 19th June 2024. We were told by their Richard McCaig that we need do nothing else and they would handle everything. We believed and trusted him. We were surprised to hear nothing from the Ins. Co. until 26th August some ten weeks later. We eventually heard at the beginning of March 2025 at a meeting with Janeen and Rory of Belfast that in fact Oakleafe had failed to send the claim form for those ten weeks. This delay and failure to forward other documentation caused confusion for the Ins Co. At that meeting in March Janeen and Rory told us we had done nothing wrong and Oakleafe were proceeding with our claim. However, approximately a week later in an undated email from Rory he advised that our claim had been declined by the insurers and that Oakleafe were not prepared to advance an appeal to the insurers. We knew we had a valid claim and believed that Oakleafe had incorrectly presented our case to the insurers in that the exclusion clause of the policy had been misinterpreted. We were left with nothing and suffered extreme stress and anxiety as a result. We then set about preparing our own 2000+ word appeal to the insurers who accepted that we had done everything to follow the policy conditions. As a result they granted indemnity and instructed their adjuster to settle the claim. We duly received full payment for the damage to our property and a sum for the delay by them in granting indemnity.
We sent a complaint to Oakleafe HO regarding the ten week delay in forwarding the claim form and other documentation, their misinterpretation of the policy exclusion clause and that we had not received the service to which we were entitled according to the Oakleafe brochure. Their Mr Wiffin acknowledged that there had been administrative delays in logging and submitting certain documents and that Oakleafe fell short of our expectations. He also said that there had been internal staff changes and technical disruptions which regrettably affected the service we received. He also accepted that their performance did not reflect the high standards that they aimed to uphold.
Following these admissions what did Oakleafe offer us in compensation for their shortcomings which caused the stress and anxiety and financial loss? £250 for INCONVENIENCE. We stated that we had lost £2,750 for the loss of rental income due to the unnecessary ten week delay and were entitled to a fair sum for the case not being presented properly which led to a lot of worry. We then thought that as this was an eighth generation family run business we would write to the man at the top in the hope that he would wish to uphold a good reputation and show concern for the welfare of their clients - without clients there is no business. However Mr John Goodwin wasn’t interested.
We have not accepted the paltry sum of £250 and have referred the matter to the Financial Ombudsman who we hope will see the injustice we have suffered and the financial loss.
Clearly, having read other reviews it would appear that Oakleafe do not have a great regard for their clients and hope they will just disappear. The difference between Oakleafe and the Ins Co says it all. When the insurers were presented with the true facts of our claim they acted honourably and made a fair settlement.
Sadly our dealings with Oakleafe have been disappointing, damaging and we most certainly would not recommend anyone to use their services. Perhaps the poor reviews are having an effect as Oakleafe are not even making the short list for the British Assessor of the Year Award which they won a few years ago.

I had a long and extremely challenging insurance claim following an escape of water from a bath and was getting nowhere with the insurer’s loss adjusters. After finding Oakleafe online, I got in touch with them and the difference was immediate. They arranged for an assessor to attend my property straight away and handled the matter efficiently and professionally on my behalf.

Oakleafe went above and beyond to secure a fair and proper settlement. I am incredibly grateful to them for taking over the entire process, allowing me to focus on my life and my job without added stress. I am so pleased I found this company and would wholeheartedly recommend them to anyone in need of a professional and effective loss assessor who works to ensure you receive everything you are entitled to.

AVOID THIS COMPANY AT ALL COSTS!

Our Fife semi-detached property was fire damaged by next door on 13th October 2023. We made the mistake of gullibly believing false promises made to us by Mr Dennis Gearty and Mr David White (Scottish representatives of Oakleafe) that the process would be quick, stress free and our best interests would be served. WRONG!!! Our experience has been a nightmare i.e. poor communication, no transparency, prolonged delays, false assurances, undisclosed additional costs etc. all based on the desire by Oakleafe to maximise their financial gain at our expense. After submitting complaints, we remain no further forward more than 2 years and 2 months on! Yes, you read that right, 2 years and 2 months! However, according to Oakleafe this is “normal” in their industry! As an elderly couple, the prolonged delays and the subsequent stress this has caused us has had a damaging impact on our health and wellbeing. Sadly, we have no idea what is still to come before this nightmare is over. Instead of being exploited, we pray that Oakleafe will demonstrate some empathy, compassion, integrity, fairness and professionalism. Only time will tell…

Edit.
It is notable that the response makes no mention of the prolonged delay of 2 years and 2 months caused by Oakleafe! It is no secret that the ‘maximum achievable settlement’ results in the MAXIMUM FEE for Oakleafe! Significantly, ‘major structural elements’ actually means accepting an uninhabitable shell (i.e. no kitchen, bathrooms, electrics, heating, etc). Frustratingly, we are still awaiting our cash settlement and continue to push for its release from Oakleafe, who have been in possession of it for sometime.

Thank you for taking the time to share your feedback. We are genuinely sorry for the distress this situation has caused and appreciate the opportunity to clarify several important points.

At the time of our instruction, the extent of underinsurance on the policy was not immediately clear. Once this was identified and confirmed with insurers, we explained in detail the implications this has on the claim outcome — namely that the total cost of reinstatement exceeds the settlement available under the policy. Unfortunately, this is a direct consequence of the level of cover in place prior to the loss rather than the claims process itself.

We would also like to clarify that Oakleafe has successfully secured 100% of the sum insured from insurers. This represents the maximum settlement achievable under the policy, and under no circumstances would it be possible for any loss assessor or representative to obtain more than this amount once the policy limit has been reached.

To support the client moving forward, we have discussed alternative options, including the use of a contractor network. A site meeting has already taken place with the lowest-tendering contractor, who is exploring opportunities to value-engineer the works so that all major structural elements can be completed within the settlement amount.

In addition, we have confirmed to the client that we will assist in pursuing any uninsured losses, either through the insurers’ recovery process or by way of a direct third-party claim against the liable neighbouring property, subject to further information and evidence being available.

We remain fully committed to assisting the client and will continue to do everything possible within the financial constraints imposed by the policy coverage. While underinsurance inevitably limits what can be achieved, our focus remains on providing guidance, support, and practical solutions to help bring this matter to the best possible conclusion.

Poor communication

While I am pleased that most reviewers seem to have had a positive experience with the company overall, our experience was the opposite. Lengthy delays and poor communication were a major problem and we ended up putting in a formal complaint which was rejected by Oakleafe but upheld by the Financial Services Ombudsman.

A search of the reports on the Ombudsman's website shows that our experience was not unique, with 7 complaints in the last 2 years and all but one upheld.

Oakleafe Claims Review

As a policyholder of buildings insurance, I recently used the services of Oakeafe Insurance Management Company (having been recommended them) with regard to an insurance claim where serious water damage had been caused to my flat from the flat above.
Andreea Balan at Oakleafe was my main contact. At the start of the claim process, we met at the property, and Andreea explained clearly how the claim would be dealt with moving forward, and approximate timescales. Andreea remained in close contact with me throughout, mostly via email, and sometimes by phone, always responding promptly to any questions I had. She was always friendly, courteous and helpful.
I felt reassured by Andreea’s knowledge and professionalism, and felt the claim was in safe hands. This was a huge burden off my shoulders, and meant I wasn’t stressed by the process.
I am happy to report that the claim was resolved in my favour.

Outstanding Service

I knew there was a going to be a huge battle on my hands with our insurance company, but Oakleaf brought a instant sense of hope from the get go, from the first initial enquiry we had an assessment on the same day as enquiring which put faith in the process. Unfortunately we had a very difficult loss adjuster which kept delaying this claim. Although our first loss assessor was helpful, it wasn’t until Cameron came onto this claim I felt the assurances as his communication was always on point and had a punch in his ethic which gave us a lot of confidence because he never came across stuck, and even at times I know it was difficult he always had an answer and a plan of action in how to address the situation. This claim was a huge victory as there was no way on earth we would of had this payout if it wasn’t for the ethic of Cameron, he had the amazing negotiating skills in setting this claim and helping us get the bang for our buck, and thankfully now after 2 years of hell from our insurance and the help of Oakleaf claims we can move on with our life’s. Oakleaf would come highly recommended and I wouldn’t advice anyone to attempt to deal their insurance claim it without the help of Oakleaf because they focus on making sure you get the settlement you deserve.

My last review was on July the 26th

My last review was on July the 26th,now it is exactly two years since our house was flooded and we are still waiting for a settlement, we have no floors, walls, toilets, kitchen etc and have been living in temporary accommodation for two years, imagine how you would feel after being promised that by using Oakleafe we would have nothing to worry about as they would handle everything for us. Our neighbours whose house was also flooded are back enjoying their home and did not use a claims company to help them.
It is estimated that the work shall take six months to complete so there is no chance that we shall be completed by Christmas,
which will be our third Christmas away from our home.
To be fair to Robert in the Scottish office who is now handling our claim as he has been more productive, however after two years of anxiety, depression and uncertainty I would strongly advise that the promises that Oakleafe gave us were merely a joke.

Amazing service, expertise and advice

Aaron Bird led our claim, which was particularly complex and fraught. We were super grateful when he helped us navigate the (frankly hostile) insurance industry processes and co-ordinated on our behalf with multiple parties covering both internal and external organisations, providing patient and pragmatic advice. It’s clear that he has very in depth expertise.

He was there at every stage and I can confidently state that without him, we would not have managed at all. Genuinely, both Aaron and Oakleafe, were a godsend.

Keep away from these crooks

There was 4 different companies approached us after a house fire, we chose oakleafe after what id call the promises everything would be looked after , house will be like new ,,ohhhh they really laid it on ,,, complete crap , the assessor appointed to us took an instant dislike to me , ongoing arguments between him and both myself and my partner, we were 1 of 800 claims , payday is more important than sorting payments to clients, money from insurance paid into completely different accounts , claimed for laundry which was a lie , damaged floor whilst they were managing the house yet they turned their back and nothing to do with them, had we not got them involved we actually would've been better off but no ,,we didn't know what was happening theyve lost us thousands of our own money ,had to pay for roof as different colour tiles and was told climb up and pour condensed milk on roo and it would blend in ( baring in mind i have chronic lung disease ), shouldn't be aloud to be in business , buy hey ho thats the insurance shambles this country has accepted companies like this to be active,

Just to clarify , oakleafe appointed the surveyor who inturn suggested the contractor which we agreed to , tiles were a completely different colour , nothing to do with moss ! So we had to pay over £4000 for roof to be sorted , we weren't allowed to talk to assessor as arguments constantly and had to spk to area manager who left the company ,so at one point no communication , yes a payment did go to a separate account in Cardiff and another payment via a paper cheque through the post between yourselves , the house was pretty much held to ransom by scaffolding company because you failed to pay several invoices so i had to liase with scaffolding company and loss adjuster to resolve the issues maybe you should talk to your assessor about what actually happened , we did try and complain to yourselves but it fell on deaf ears and you didn't wanna know, you failed to communicate on several issues, still waiting for the final change over of everything being complete , which again no communication , you've done more harm than good

Hi Dave, we are sorry to hear that you feel this way about your experience and would like to address the points raised to provide clarity:

- Choice of Oakleafe – Your fire damage reinstatement was overseen by a chartered RICS surveyor, formally appointed by you, who produced a full schedule of works in line with regulations and your insurance policy. This was issued to you for review and comment, giving you the opportunity to raise any concerns.
- Assessor relationship – Our assessors act strictly within the terms of each policy. If there were specific examples of inappropriate behaviour, we would be happy to investigate further. A formal complaint has already been reviewed, and no evidence has been found to support this.
- Claim management – Every client is treated as a priority, particularly in the aftermath of a fire. The reference to “1 of 800 claims” is not reflective of the service we provide.
- Payments – All funds are handled through our FCA-regulated client account and are only released in line with pre-agreed terms with insurers and policyholders. Suggestions otherwise are unfounded.
- Laundry claim – We are unaware of any instance where laundry was claimed unnecessarily. If this was the case, it would have been addressed during your complaint process.
- Property damage – Oakleafe did not cause the damage referred to. Our records show this was the result of a contractor appointed directly by you. We did, however, offer a solution within our remit, which was not accepted.
- Financial loss – We strongly dispute that our involvement has caused you financial loss. Our role is to maximise entitlement under your policy, not reduce it.
- Roof tiles – The reinstatement was carried out in line with policy terms. Insurers apply “matching items” clauses, which are outside our control but were explained thoroughly to you. The comment regarding yoghurt was made by the surveyor (formally appointed by you) as a practical suggestion to help age the new tiles more quickly so they blended in with older, moss-covered ones. This was simply an idea to address the cosmetic difference, not Oakleafe’s advice, and not something required under the policy.
- General remarks – We reject the suggestion that Oakleafe acts without integrity. Our team operates strictly within regulations, with the sole aim of supporting clients at a difficult time.
- Industry comments – While we cannot comment on wider frustrations with the insurance industry, we stand by the professionalism and integrity of the service we provided in your case.

We take complaints very seriously. While we appreciate your feedback, we are confident that Oakleafe managed your claim fairly, transparently, and fully within the terms of your insurance policy and regulatory standards.
