We feel obligated to comment on PrimeOak’s response so people are aware of their approach to customers that are not able to complete their contract. As mentioned previously Primeoak say they have taken action against customers on literally hundreds of occasions and we were one of those unfortunate customers. We can understand why Primeoak would want to paint a different picture to the facts, given they are trying to sell what is sold as a high end product and service, but cross them and the experience is very different.
- we entered into the contract in good faith and planned to build a cart shed costing c.£150k.
- our personal situation changed materially and we needed to defer the build - this was not possible unless we paid the next stage payment of £60k which we could not do at that point. Also, if we deferred the build we were told the price would be going up. Lose, lose situation for us.
- Primeoak repeatedly threatened legal action including sending us redacted examples of letters to other customers they had taken legal action against.
- we had to get a lawyer at great expense as the threats became too much to handle and the stress was over bearing - we needed expert help to try to stop them.
- we were repeatedly threatened with court action if we didn’t pay £60k - this the apparent ‘net profit’ from a £150k building.
- in the end we had to settle at £30k to stop their threats and our increasing legal fees.
- this isn’t about the process pre signing the contract - this is to illustrate what happened to us and apparently literally hundreds of other customers that were not able to complete their contract
- in our view, Primeoak suffered no loss - they hadn’t ordered materials, they didn’t have an idle workforce etc. etc. They received £6k from us pre the planning permission application which more than covers the cost of that process. They took £30k for doing absolutely nothing. Contracts are not completed every day for a whole host of reasons - what firm in this day and age sues their customers when they haven’t actually suffered a loss? Why would you not just move to the next customer in the production queue and show to your customers that you understand. You would receive better customer satisfaction, recommendations and returning customers.
As we’ve said previously - do not choose Primeoak unless you are 100% certain you can complete the contract or you are able to get legal advice on the contract before signing. Hopefully this review will get some customers to think twice before entering in to a contract with Primeoak and if we save even one person the horrific experience we have had then the time we are spending raising awareness is worth it.

Further to our review of 20.11.24 regards our advice not to sign a contract with Primeoak given they charged us £30k for doing absolutely nothing when our personal situation changed and we could no longer proceed. This review is re their response or lack of. Despite PO being ‘saddened’ by our review (despite them having taken legal action against us and telling us they had done this to customers literally hundreds of times), they haven’t responded even though we provide the extra information they requested. What could they say…..

As an architect I have specified Prime Oak conservatories and garden rooms over a number of years for clients.
When it came to my own development I had no hesitation in specifying both a 3 bay garage with office and a garden studio building.

Given our satisfaction with a garden room built some years ago it was a simple choice to ask Prime Oak to quote for the construction of a porch. A visit was arranged within days. The house is Listed grade 2 and in a Conservation Area, so this needed an eloquent and comprehensive Planning Application which was duly prepared and submitted shortly thereafter. The Planning Officer concurred with the views outlined in the Application and permission to go ahead achieved well before the statutory deadline.

All the installers were excellent and really took care with their work. Richard and Simon were particularly impressive with their skill and knowledge such that the instal went without a hitch.
The roofers did a superb job to finish the building to a very high standard.
Absolutely delighted with the finished product and the whole process from original design.

Prime Oak have delivered an outstanding product and service for myself and my partner. One of only two companies I managed to identify that could design build and install my orangery and patio with aged oak. Lots of others will offer green oak but I did not want that for this building.
They have been good and true to their schedule and cost. The product is outstanding and the team used to deliver the build have been the best I have ever used. Shout out to Brian Farmer and his team.
Chris Munroe designed everything for us right from the idea to finished product. Top man. Turning vision in to reality is a great skill

Very happy so far with the Prime Oak experience. We just got planning permission through for an Orangerie on a Grade II Listed property in the Cotswolds and the process had been smooth and very efficient. The team have been very responsive, helpful and on the ball and we’re looking forward to the finished product in the new year.

We live in an ordinary four bedroom house and added a kitchen extension with a pitched roof made by a local builder with exposed oak beams 20 years ago and we approached Prime Oak to tag another oak extension to go across the rest of the back of the house - we were concerned about this reducing light into the existing lounge. The design service provided by Prime Oak was superb and especially because they recommended a higher roof line which gave the internal beams a much steeper incline which created a much great sense of space internally. The design included bifolds and a glass wall to the side, the overall effect is light and the quality of the oak and Argon filled windows is superb. Having had the extension for years now we are delighted with it. It has massively enhanced the downstairs and this is due to the care that went into the design and several site visits include one by the MD of Prime Oak who made some very useful suggestions too. The cost of the whole job which included the ground works a new kitchen with island and relaying of the floor to achieve an inside out layout when the bifold is open, which doubles the floor space on a sunny day was £110K and the bill from Prime Oak was a little over half of that. If you're after a high quality oak extension and wrap around design service I would recommend contacting Prime Oak.

Most often a company promises much more in their advertising than they actually deliver .Prime Oak are an absolute exception to this .
Right from the initial consultation with their enthusiastic and knowledgeable sales consultant Mark it was apparent that Prime Oak looked to cater solutions for our individual scenario. We required a studio/annexe in our garden on the edge of a conservation area with very strict rules. Prime Oak came up with solutions and Designs that met both local requirement and our needs .Daniel our project manager managed the project superbly with nothing too much trouble and great expertise . Leighton and Ben who built the Studio were very professional and highly skilled ,working long days and adapting their working practices to ensure we were not disturbed at all during the project only to see the massive progress at the end of each day .
We cannot recommend this company and its people more highly .Quality product quality team.

Prime Oak worked with us to design and fit a Garden Room into a tight space in our Listed building curtilage. We had great service from point of contact (Chris), through planning (Jonathon), design iteration and into site surveys (Daniel). Frequent contact was maintained throughout and great support with Q&A ; necessary since I was self-building the groundworks, walls and roof to hold budget. At fitment of the frame the fitting team of Leighton and Ben did a great job - highly skilled, focussed and flexible to deal with some of the challenges of the tight location - the end result looks fantastic and the quality of materials and workmanship speak for themselves. The building fits in to its setting brilliantly ..... you'd think it had been there for ever which was very much the intent.

We had a garden room built with Prime Oak 2 years ago. two months ago we noticed the roof was leaking and the glass in the roof had blown. Yesterday two super guys Ken and Mick came replaced the glass and made a superb Job. they have to come back to replace some more glass and I am praying we get these guys again. they carried out the job with minimal mess.

Be very careful with this company. They are cheek by jowl with Julius Bahn and make sure you read their reviews. PO and JB share the same values of being difficult to work with and very aggressive. Please avoid them, I found them to be one of the same.
