Had a letter from these charlatans after having an outstanding £400 contested debt with HML - these thieves have added £600 in the space of three weeks during a time our daughter was diagnosed with breast cancer. Can’t be contacted phone number just rings out. Worst company I’ve ever had the misfortune to come across.

Not sure why I have to give them 1 star. They are the most despicable company. Their staff are rude and arrogant with zero compassion. I have been charged £296.00 for a missed payment of £103.66, now owing £400 for HML property management who do absolutely nothing.

A truly horrible company. I had emailed across a query on the requested payment (which shouldn’t have been passed on to debt collectors and I had made the payment, the residential managers made an error and didn’t process it). They didn’t respond so I chased up a week later, and then had an extremely rude and aggressive response, with no answer to my initial query. Terrible customer service.

Avoid this company!
I have ongoing complaint about the charges that have been added to a service charge that is on my property, I have offered a repayment plan and also asked for grace whilst this complaint is investigated, to see if a more amicable outcome can be reached. However, even with this in mind, PDC Law have added more charges to the debt, and referred to it to a third party. The debt originates as around £300, it’s now £4000+
Honestly, I can’t believe this company hasn’t been shut down, complete criminals!
Do not use this company!

I do not any money for service charge as paying this directly to Notting Hill - out of the blue I get a letter that allegedly I owe a large sum of service charge for the entire year of 2024 (when I pay monthly). Despite not sending any notification until today PDC are charging me £432.00 instruction fee; £175.00 admin fee; land registry fee of £24.00 and a reminder fee of £40.00 from February, I am completely unaware of. Nice little earner when I do not even owe any money to RMG!!! They should be dealing with NHHO and I shall be making complaints against PDC as well as RMG. So if I was in arrears because of the cost of living crisis, how could they justify adding almost £700.00 for a letter and a land registry fee that was not required.

This company are an absolute disgrace who charge extortionate, disproportionate fees for sending out a simple letter, of which most is generic waffle anyway. They take weeks and weeks to reply, if they ever reply at all. I rung them and they hung up on me. The most comical part is the cut and paste response they will post in reply to this. Before they do post their default reply, let it be known I emailed these email addresses over a dozen times and NEVER ONCE had a response: customersatisfaction at propertydebt co uk AND k bye at propertydebt co uk so good luck replying now with your standard message as it's an absolute lie that you reply or respond via that address. If you get contacted by Property Debt expect to be charged a fortune, expect to be ignored and expect huge add on fees as time goes by.
UPDATE: They reply to their negative reviews on Trustpilot in under 4 hours but don't reply to emails for weeks on end. Utterly shambolic company.

They are employed by Grangeford management agency which are also a bunch of scammers with no reason to charge £1000 additional fees for ground rent which was never notified of

Sent emails requesting bank details to make a transfer, did not receive any response. Forced to phone the number they gave and then had to wait on the phone for nearly 40 minutes. If they just put their bank details on the letter all could have been paid a few days ago.
Once someone answeredd the process was quite efficient.

What an absolute nightmare this company is, Recently purchased a Redrow home which has RMG as the site Management. They have done absolutely nothing and the public areas are still soil and the roads not even laid yet. We Paid RMG (In Full) but a day late having not recived any invoice or reminder. The following week we get a letter from PCD with additional costs for debt recovery. The letter was dated after we had made payment. We have been trying constantly to get in touch with PDC but nobody ever answers and emails go unresponded to, we have left numerous voice mails for a call back but nothing, Absolutely awful serive especially as we have paid the bill before ever hearing from PDC

I have been calling on their number many days and no one picked up. On the letter there was no bank account number to pay the outstanding and they are not picking up the call. How am I supposed to make a Payment??

PDC work a nasty scam with RMG - companies like this are disgusting parasites.
I hope Joe, Reece, Daniel, Dominic and Kat enjoy the free publicity they are going to get this week

RMG and their debt collectors, PDC, have been the most stressful influence in our lives, second only to deaths in the family. Between the two companies they have made a dream home become a living nightmare.
Originally told that the charges would be £1500 annually, within 4 short years of being home owners our very modest 60m² flat is now annually billed at £3000 with additional ad-hoc fees that are becoming terrifyingly close to a 2nd mortgage.
Over the course of being an RMG ‘customer’ we have spent exhausting years in uncertainty and financial burden. We have received unexpected bills of up to £1000 from periods of over 2 years ago due to RMGs poor admin. To add insult to injury, are also paying RMG fees for that very same admin. We have been served court papers without any indication as to what money is owed, from what period, and for what services. Been served CCJs while fees were being questioned and disputed. Disputed should be used lightly as almost every correspondence will be left unaddressed, merely telling you to pay them or face consequences and further charges. HORRIFYINGLY, and what I feel is most awful and personal, is to have received threats to have our personal goods “REMOVED AND SOLD”. If this should happen “FURTHER COSTS WILL BE ADDED”.
Once the debt collection company, PDC, are involved, RMG will REFUSE to communicate with you, making it furthermore more difficult to resolve any complaint/questions/dispute. They will redirect you to PDC. Once legal proceedings have been commenced, laughably, PDC will then no longer deal with you and will refer you to PDC Law.
After contacting PDC Law, they
will have no understanding of your specific case and only demand funds.
So basically your options are pay RMG and PDC for a debt you may not owe or be furthermore financially and mentally punished. You pay up or you eventually pay up - and then pay more. RMG and their management practices are in dire need of reform or abolishment to protect home owners.
*RMG/PDC. Please do not bother responding or asking for our customer reference numbers. We would find that to be yet another insult. We have left reviews and are well aware that you do not actually contact customers let alone resolve issues. We have tried, and we are now tired. The purpose of this review is to make aware and warn others, not to fix our personal situation.
Exactly the same experience as everyone else. Unlawful company acting on behalf of Landmark Collections. Landmark took over the freehold and sent Ground Rent invoices to the apartments (not email kept by previous company) which we did not receive as we rent out the apartment. A few months later they got our address details and instructed PDC who have requested the original rent (3108) plus £490 in charges! They then sent an email to close the case but then reopened it and sent another email requesting the fine to be paid. They are unethical and unprofessional. Landmark Collections are even worse! No way of contacting them by telephone. Don't reply to emails. Simply refer to PDC. Unbelievable. It's harassment.

Title: Deceptive Practices and Exorbitant Fees - A Nightmare Experience
I recently had the unfortunate experience of dealing with this company, and I feel compelled to share my harrowing encounter to warn others. To put it bluntly, my experience with this company was nothing short of awful.
First and foremost, the company's claim of having "good reviews" on their phone IVR system is laughable at best. It quickly becomes apparent that these assertions are nothing more than a facade, concealing a web of deceit beneath. My interactions with them mirrored the shady practices often associated with parking wardens.
One of the most egregious aspects of my experience was the discovery of an exorbitant admin fee. I was shocked to learn that they charge a staggering £500 for a template letter, a service that is typically offered for a fraction of that cost by reputable companies. This fee is nothing short of a blatant attempt to exploit customers who are already dealing with challenging situations.
Moreover, the testimonials page, which should serve as a testament to the company's reliability, is riddled with fake reviews. It seems that authenticity and transparency are not values that this company prioritizes. Instead, they resort to misleading potential clients with fabricated positive feedback.
In conclusion, my encounter was a regrettable and frustrating ordeal. From the misleading claims on their IVR to the astronomical admin fee and fake testimonials, the entire experience left me feeling scammed and disheartened. I strongly advise anyone considering their services to proceed with caution and explore more trustworthy alternatives. It's disappointing to see a company resort to such deceptive practices rather than building a reputation on honesty and genuine customer service.

Been trying to contact these people to discuss my outstanding service charges. My bill to them for charges, last time I was able to speak to someone, was almost £1700. When I asked for justification, It was to confirm that I was the owner of my flat. Really not helping my MH 😢

Fraudulent company working in hand with RMG to extort money out of property owners with unjustified charges for late payment of bills never sent.

Reply from Property Debt Collection Limited
Worst company. Daylight robbery. The service charges went to junk mail and when I received the email from PDC they demanded nearly £680.

Sent a letter to me demanding payment, i rang to advise they'd sent it to the wrong company. They were dismissive and said disregard the letter. No apology. Their Trustpilot rating speaks volumes
