Shady and untrustworthy behaviour

I was staying in a hotel and was in a hurry to find and move in a place.
I scheduled a visit to Hill house ( High hill gate 17) in Archway , and met the agent there.
I had alot of questions and he couldnt answer almost any of them , he said he was responsible just for the viewing and had a book agent answering the question on his celphone.
The booking agent was rushing me into making the holding deposit without answering properly all my questions. If you ask questions by whats app or email they take ages to respond, and they dont have an office you can actually go there and speak to agents.
After making the holding deposit things got worse, I sent a message I could even pay all upfront if it would make the referencing process faster.
No reply. I then had the idea to contact the landlord directly from the property, and it turned out it is a company that owns all the flats at Hill House.
Their own agent ( from the landlord ) stated clearly they only accepted 12 month lets. How did Scraye accept my 6 let month offer and now is holding my deposit of 540 pounds if the landlord only accpets 6 month?
Also , the Scrayes site stated I would be able to move in 5th of July, and they remained silent without answering my previous statement that I Would pay all upfront if it would make a faster process. Only 6th of July they finally sent an email saying reference was approved and I was meant to deposit 9000 pounds for the deposit + few months upfront.

That is without speaking or seeing a agent for more than 4 days...

As we mentioned to you over email, the landlord had exceptionally accepted your 6 months offer despite preferring 12 months; please feel free to check directly with them for confirmation. Alternatively, we can of course also share with you the written approval via email if helpful on your side.

Regarding the payment, please keep in mind the offer you submitted was to pay 3 months upfront plus the standard security deposit, which equated to just under £9,000 as you mention in your review; this matches the offer you submitted.

We will inform the landlord you have decided to withdraw your application and wish you all the best in your new rental.

Poor experience so far

Viewed a flat that I really liked, and I was interested in applying right away. The person who showed me the flat said he was just responsible for conducting viewings, and that a booking agent would get in touch with me the minute I walked out the door. Waited all day, and noone ever reached out to me. I reached out to the viewing conductor letting him know this; he said he would let the booking agent know. Next day, still no response. Reached back out to the viewing conductor, no response from him either. Tried contacting Scraye by WhatsApp, and also through SpareRoom. Nothing. It's now been 3 days with radio silence. What's the point of showing me the flat if I can't even apply for it punctually? The market is brutal, and timeliness is everything.

A landlord using Scraye

We are a holding’s company and have 3 flats that we rent out in London. We have used the services of Scraye for over 4 years now with great success and a tremendous experience. We usually work with Yorick or Eduard as well as their finance team and have had the best service possible. I highly recommend them as a tenant or a landlord!

What a nightmare!

I came on time for a viewing property by 40 min driving, but no one was at the property.
After 10 min waiting, someone came out from the property and saying ‘Are you here for a viewing? Sorry it is under offer now’ and I complained ‘You should notice me before my arrival or cancel the appointment’ and her answer was ‘What should I do? it is under offer now!’
The most terrible experience for 19 years life in London!!

After your reply on my reviews, I am really surprised how you are making a lie on it in order to cover this issue haha!
I have NEVER got your phone call before my viewing appointment, or email, text, NOTHING else.
And yes, one of your colleague called me after my review is published, saying that you got offer at 12.30 and my appointment was 12.45 and he tried to convince me to understand this situation by explaining that it happens in London’s property market. I found no reason to listen him by wasting my time again, so I hang up.
And your agent, she just left me behind after she saying that ‘We got an offer! what should I do?’ I was quite shocked and stand in front of door for few minutes before I got back to my car!
The couple, who was the viewer at 12.30, were presented all of this happening, and they know the truth!
How come you try to cover my review by telling lie? What an attitude for a customer service!
The readers will have their own view regarding this incident and make their own decision which is true.

As our two colleagues attempted to explain to you before you hung up mid-sentence, our team conducted viewings at the property this morning and received a holding deposit on the flat you and others were meant to view. As a result, our team attempted calling you and other viewers to notify them about this news ahead of the viewing, as well as to offer virtually identical flats in the same building. Despite several attempts, we were not able to reach you. As a result, upon your arrival at the property, our agent kindly suggested showing the other properties in the same building. Ultimately all viewings took place for the similar units except for yours.

I own properties in London

I own properties in London. I used to use other agencies and was always frustrated and disappointed with the lack of professionalism, lack of added value and overpriced fees. Since I've started using Scraye, I've had a level of service I didn't think was possible for rentals in London. Their connections with so many agencies always get me quality tenants in a timely manner. They also deal with all the hassle (certificates, admin etc). I'm never using anyone else anymore!

Very satisfied with Scraye - Highly recommend

I have been using Scraye for several years to manage all the rental process for properties I own. I must say I’m very happy with the level of service and professionalism they provide. From marketing the flat, to dealing with all the admin and certificates down to rent collection the overall service is seemless, digitised, very competitive and brings a real value added compared with most other agents. All my tenant have been very happy with the level of service provided so far. I’m highly satisfied and definitely recommend using them.

Dissapointing

Booked a viewing in one of the properties, got a confirmation, but because I live in the other side of the city, I wanted to view few other properties in the area ro don't travel just for one viewing. When requested second viewing I received this message on my whatsapp from them:
'We will let the viewing agent know to show you flats at New Horizons Court and Riverbank Way. No need to request for multiple flats :)'
So I thought ok, this is pretty cool. The agent arrived with somebody else, no problem with that, another person was doing a viewing at the same time, that's fine.
He then knocked the doors to the flat and the lady inside said she never agreed for any viewing at this time as she is about to go out in 15 mins (?!). Flat offers £75 charge for a parking space underground, but overground there is plenty of free parking spaces free of charge (?!). Asked the agent about the other flat and he had no clue about any other flat for us. When contacted them, they replied we can't see the flat (?!)... lack of communicasion and professionalism and not a fault of an agent as he had no clue and idea of it, he just came in to show us what he has been told to. Poor service from this colpany and very strange way of dealing with potential tenants...

Strange behaviour. Avoid.

Tried to book an appointment to view a large house which is bigger than I need but I can afford.
When they asked how many people would be living in it they claimed that the house is only for a family! Do landlords really make stipulations like that. Anyway there was no negotiation as they used Whats app to communicate and soon stopped replying when I asked them what a family consists of.
I won't be looking at any properties advertised again by this rude company

However, kindly note that the landlord has requested for families to live at the property instead of sharers due to licensing restrictions (some properties require a particular license called an HMO license in order for it to be rentable to sharers). No deposit protection

Started letting process but they cancelled the viewing after the holding deposit was paid. No response by phone after payment was made. Also no option for the deposit to be refunded when the tenancy was cancelled. No deposit protection. Not recommended, please check before making any payments.

We understand it is frustrating to lose your holding deposit - however, kindly note that you were informed prior to paying the holding deposit that this would not be refundable by the landlord should you decide to cancel and withdraw your offer. This is done to protect the landlord when a property is removed from the market against voids incurred if a tenant no longer wishes to proceed. As was the case in this instance, you requested to cancel your offer in the midst of referencing and the landlord subsequently exercised their right to retain your deposit. No funds were retained by Scraye. Kindly note that the deposit protection scheme applies for the security deposit once a tenancy is completed, which was not the case in this instance and does not apply to to the initial holding deposit stage.

Initially had a viewing for next week…

Initially had a viewing for next week (Wednesday) but the employees me called me today (saturday) asking if I can have a viewing today. I agreed and showed up to the viewing at the decided time. However, I waited for one hour while constantly trying to reach somebody from the company. I had no viewing at all and nobody contacted me thereafter. Also to mention the woman talked about how it was okay if I was a little late, I guess I should’ve picked up from there. Extremely unprofessional. Please don’t be wasting peoples time, money and mostly importantly efforts. Why can’t I find -5

Absolutely horrendous experience

Absolutely horrendous experience. The company gives you no way of proper communication, sending you emails from "noreply" accounts and telling you to reply there, and doesn't give you a proper phone number so you keep getting the machine when you call. So you have to call the main number and go through the options every time you want to tell them something small, eg. change time of viewing. I raised this to them and they sent me another number which had the same problem.

On the day of the viewing I arrived 15 mins early, waited 30 minutes and the agent never showed up. He called me when I left to tell me he was inside. He didn't even text to let me know he was late or gave me a number to contact him when I was there. This is how I wasted 2 hours of my life yesterday.

Avoid.
