Very disappointing experience moving out of a Simple Life property.
At the end of our tenancy, Simple Life attempted to retain our entire deposit (£960) and additionally demanded a further £299 on top! Many of the proposed deductions related to issues that were either pre-existing, general maintenance matters, or what we believed to be fair wear and tear after living in the property for over 3 years.
Some of the charges were frankly ridiculous, including £12 for tightening a toilet seat.
At the start of the tenancy, we had already raised concerns about inaccuracies in the check-in inventory and provided photographic evidence by email, however many of these issues still appeared to be attributed to us during check-out.
Before escalating matters, we tried to resolve things reasonably and proposed a deduction of around £300 from our deposit, which we believed was fair for the 3.5 years we lived at the property. However, Simple Life rejected this and continued pursuing a much larger amount.
We therefore raised a dispute through the TDS adjudication process. The independent adjudicator ultimately ruled in our favour, with the final outcome closely reflecting the fair and reasonable figure we had originally proposed ourselves. We received the majority of our deposit back, and the additional charges Simple Life attempted to pursue beyond the deposit were dropped.
The whole process was unnecessarily stressful and felt heavily weighted towards maximising deductions rather than fairly assessing the condition of the property, pre-existing issues, and fair wear and tear.
My advice to any tenant would be:
* Take extensive photos at move-in and move-out
* Challenge any inaccuracies in the inventory immediately
* Keep copies of all maintenance reports and emails
* Do not feel pressured into accepting unfair deductions without using the deposit protection dispute process
*EDIT FOLLOWING SIMPLE LIFE’S RESPONSE TO THIS REVIEW*
The response to this review further demonstrates Simple Life’s lack of care and attention that we experienced throughout this process.
The response incorrectly states that our tenancy lasted 2 years and 7 months, when in fact we rented the property from August 2022 until March 2026 — over 3.5 years. This is particularly concerning given that tenancy duration and fair wear and tear are key considerations in deposit disputes.
The response also stats that we were given a full 7-day period to amend the check-in inventory. In reality, the inventory report became inaccessible to us before the 7-day period expired. When we raised this at the time, we were informed that the report could not be amended, which is why we instead sent photographic evidence of the property’s condition via email.
Most importantly, the response fails to acknowledge that the independent TDS adjudication process found that many of the charges pursued against us were not justified. The final decision reflected that several claims did not appropriately account for fair wear and tear, pre-existing issues, and attempted betterment of the property.
We stand by our review and hope future tenants ensure they carefully document the condition of their property throughout their tenancy.

Have spoken to a few companies before about renting and they haven't been very helpful on the phone. They are all very dismissive. Charlotte the girl I spoke to was very helpful and went above and beyond, patiently answering all my questions.
