Be prepared to spend £000's with no end in site. APPROACH WITH CAUTION

After years of trying to be patient and understanding, this is the final straw with Tapco.

I bought a 2 bed property in SW London 5 years ago that had a Tapco guarantee in place from existing works to a basement converted bedroom. After damp returned 2 years later, Tapco did a survey, paid for, which identified damp had actually returned to a new area and not the previously treated area. We paid £5,000+ to then carry out proofing to the area they said was now causing the damp.

Two years later (2014), the damp returns, again pay Tapco to come and assess the source in line with their guarantee, the guarantee was voided as we had installed a light well to the property in order to maintain air circulation and regulate humidity. £7,500 + projected works lined up, plus another room in our house, and they go to work.

Summer 2015, the damp appears to be returning. After a few months of trying our own tactics to rectify, we contact Tapco, again pay the survey fee and are told that its now the chimney, 3 storeys up that is causing the damp and outside our guarantee. Proposed works of £5,000+.

This time we contested and another survey was organised, to be told that they still want to to do the works at £3,500 to the area in question and that it was the chmineys causing the issue-WHY WAS THIS NOT IDENTIFIED 16 MONTHS AGO!

The lack of any responsibility, care or consideration for the money and time invested with them and the stress and damage a constant returning damp situation causes is what makes Tapco a complete travesty to the trades world, and frankly a huge disappointment to the trade world..

We have now commenced legal action and reported the firm to the ombudsman.

Approach with severe caution, make sure you have an independent survey carried out before they start any works (only £99-£199) and don't expect ANY protection from their guarantee, as my parents experienced in their Surrey home 15 years ago also. Wish I'd taken their concern more seriously.

The areas now affected by damp at this property were not a part of any previously treatment carried out by us and are therefore not covered by our guarantee. Recent inspections and moisture readings did not record any significant levels of damp to the treated walls, indicating that our damp proofing is sound. Should this client experience any problems with the treated walls they will be dealt with under the terms of our guarantee.

Professional but no follow up plan to assure that the issue since gone

We are very happy with the process and the work from the beginning to the end (only slight issue with certain way they work with form after form to fill in to begin with - they could have sent them all in one go to safe time).

Vlad, the surveyor, was very patient explaining and checking everything. The office staff were very accommodating with our request for the job to be done earlier than schedule. John and Wayne came on time every single day he was assigned to us and also very patient, accommodating, explanatory and helpful (he even gave up his weekend to finish the work at our place).

Yes, it is expensive but it does come with a warranty. However, it would be nice for our assurance purpose if a follow up checking is done to make sure - in our case - no more damp has been found as we do not have the equipment to check it.

Terrible work ethic, abusive staff, escalating costs

We invited Tapco to look at a dry rot issue in our house. They charge just under a hundred for a survey. During the survey, they rightly so looked under carpets, took samples from masonry and woodwork and then wrote a report. The quote was about £2500 for all work that needed to be done. Based on what we assumed was a thorough survey, we hired them. That is where the nightmare began. The saga went on for months so I'll try to summarise in a number of points:

Terrible work ethic- Tapco employees are paid by the hour and it shows. They regularly turned up and sat in the van for an hour and a half before starting a very slow pace of work and then leaving for extended lunch breaks and early finishes. We even found one of them asleep while the other one was missing in action. We thought we had the right to know what was going on and instead were presented with a childish response about not being the other one's keeper, not feeling well and not having to answer to us, the paying customer. This was followed by an angry employee banging on our door, pointing a finger at us and shouting abuse whilst our baby was meant to be sleeping. They simply did not feel that they were accountable to the customer at all and were rude, defensive and at times aggressive in their manner.

Each time they managed to do some work they would find more problems and do another survey followed by providing another suitably ambiguous report. Why did the first survey not find these problems? They are the "experts" after all. In the end we were faced with about 4-5 extra quotes which added tens of thousands to the cost.

We were so fed up with the poor work ethic, slow pace of work and escalating costs that we decided to look for other contractors. TAPCO THEN SAID THEY WOULD REFUSE TO GUARANTEE THE WORK. THEY HAD US OVER A BARREL. No other contractor would take on another company's liabilities in terms of guarantee and we would never be able to sell our property if the dry rot work was not guaranteed.

TOTAL BILL- OVER £30 000. That's from an initial quote of under £3K

I was disgusted with the lack of ethics of this company and the extortionate costs. I would very strongly recommend that you do not get snared by them

We are surprised to have received this review as the work was completed in July, without complaint and has been paid for in full.

The Facts

The property is not a house it consists of four self contained flats. Initially we were invited to report on an attack of dry rot in the garden flat and the communal hall only. Following our usual thorough, but non disruptive survey our report was issued together with a quote in excess of £6000.00 to carry out remedial/restoration works. Unfortunately as the work progressed it was found that the attack had spread to two other flats and additional areas of the communal hall. The extent of the attack only became evident in stages, as the work progressed because it was spreading behind wall plaster and attacking hidden timbers. This resulted in delays getting approval from the property's residents association, not by Tapco HomeDry.

None of our employee's are paid by the hour and what they do in their lunch hour is their choice, within company rules. All of our company vehicles are fitted with a tracking device and at no time did we record anyone leaving the property early without our knowledge. Also at no time did we receive any complaint about any of our employee's shouting abuse or finger pointing, something we would take very seriously.

More problems regarding the extent of dry rot were found because we are thorough. It is our duty as experts to advise our clients of further problems, it is also our clients right to accept or refuse our recommendations. We do not 'have clients over a barrel'.

We dispute there was a bad work ethic as we had no complaints from the residence representative who was managing the project. The slow pace of the work was caused solely by the delay on the part of the residence association approving our additional recommendations. We had several meetings with the associations appointed manager, either at the property or at our office and we had no control over the delays being caused which resulted in additional cost to us and difficulty re-scheduling work.

It is obvious that if a dry rot attack is treated by two separate companies there could be serious problems regarding guarantees. Under no circumstances would we guarantee remedial work carried out by a third party.

The flat owned by the writer of this review was not even affected by the dry rot therefore no remedial work was carried out in his property.

If any of the owners of the property have a genuine complaint regarding the quality or the standard of our work they should contact us and we will deal with it without delay.

Excellent professional work

I had damp in a back room of a house that I am the landlord for.

I commissioned a quote from a Tapco competitor and was presented with a lazy pro forma cut and paste report, that was not only incredibly expensive but completely incorrect in the root cause of the issue.

Tapco was recommended to me and every interaction has been excellent.

- The free report was clear, accurate in its findings and produced quickly.
- The work was completed to the highest standards with zero mess left. They respected the new floor that I had put in and there wasn't even a superficial scuff mark to be found anywhere.
- no corners were cut in their work
- the office staff are professional, courteous and efficient.
- it was a fair price for a significant amount of work completed to a high standard

Even the tenants thought they had done a great job!

Both the tenants and I have peace of mind about the world completed and confidence about the root cause being resolved.

I can't recommend them highly enough.

Damp resolved quickly and easily.

We've used Tapco for 25 years, a very efficient well run business. We had some rising damp in two rooms, coming from the same source. Tapco identified the problem, and within three weeks Liam came and did the work. Liam's workmanship was excellent and is very nice guy also. Cleaned up well and gave me good instructions on when to decorate etc. Couldn't recommend them more highly. Thank you Tapco.

A job well done

I needed a new damp proof course, 2 new air bricks, woodworm treatment & a drain cleaned & repaired. The workmen were efficient, neat & tidy, left no mess. A great experience. I would recommend this company. I had the original survey on the propery way back in July. The company were happy to make a booking for an unspecified date, alowed me to have the discount & refunded the cost of the survey. Great value for money.

Rising Damp Issue

My wife discovered rising damp in our basement. Not knowing the first thing about damp proofing we called out the experts, Tapco Homedry, to help us. Tapco alleviated our concerns over the phone and arranged a date to solve the problem at our convenience. Fortunately Tapco were able to sort out the issue and told us that if the rising damp had not been found the price of fixing the issue could have doubled in a matter of weeks! Thankfully we found it and thank you Tapco for fixing it.

Outstanding service

Our approach to Tapco Home Dry was with regard perceived damp and condensation issues in the roof voids over two recent build blocks of flats. The assistance of Tapco HD in assessing and advising on the situation has been prompt, courteous proficient and first class. I would have no hesitation in recommending Tapco HD to property owners experiencing damp challenges.

Good professional Service

I received good professional service from Tapcohomedry. There were flexible and helpful particularly Ela who answered many of my questions - thank you Ela, good client service. The trades man that did the work, Michael , was also flexible given that the Electrician turned up at the wrong time making his work more difficult. A couple of points to note: I was expecting the wood floors to be refilled with 'floor grout' after they removed it to take up the planks. This is not done. Also perhaps more annoyingly, there is a paper stuck to the wall to advise of fumes so 'no entry' however when I removed the paper, albeit carefully, the paint has come off so now I have 4 areas of paint missing on the wall. Id be interested to hear Tapcohomedry's comments

Highly recommended!

I was very impressed at the way the Tapco admin staff handled all of my enquiries and with the very competent specialists who carried out the work. Our living room and hall was badly damaged by a leaking pipe from the flat above, not only did they do an excellent job repairing it but they dealt with my insurance company who paid me in full. I wouldn't hesitate to recommend them.

Fantastic! Thank you Tapco!

I have just had to have very big and disruptive damp proofing work carried out in my new house but thankfully I chose Tapco HomeDry to do the work for me. The office staff were always helpful and friendly and the work was carried out professionally, and completed to a very high standard. Hopefully I will never need this sort of work carried out again but I would always recommend Tapco if anyone I know does
