★☆☆☆☆ Unprofessional, Unresponsive & Rude – Serious Safety Issue Mishandled

I rarely write reviews, but my experience with Zone Property Management has left me no choice.

I initially received a notice about urgent electrical and fire safety checks at my property, and I fully understood the importance. After receiving multiple chasers, I arranged an appointment, but had to cancel on the day due to unavoidable work commitments—for which I was sincerely apologetic.

Since then, I have made three follow-up emails and four phone calls to reschedule the inspection—all completely ignored. It’s unacceptable, especially for a matter involving health and safety risks.

When I finally did get a reply, it was from someone named Uyi, who was shockingly rude and unhelpful—a completely unprofessional response after I had been chasing them for weeks.

No resident should have to fight this hard to ensure basic safety checks are carried out, especially when they’ve shown willingness to cooperate.

Zone Property Management needs to retrain their staff in basic communication and courtesy—and start treating resident safety with the urgency and respect it deserves.

Thank you for your feedback. We’d like to clarify a few points. The electrical and fire safety checks mentioned are the responsibility of the property developer, not Zone Property Management. We have been assisting the developer in communicating with residents only. The works relate to an issue inside your flat, we only manage communal areas.

Your original appointment was cancelled by you on the day it was scheduled. As the checks are carried out by an external contractor, we must wait for them to confirm a new date, which we explained to you.
We also respectfully disagree with your description of our communication. We remain committed to assisting you and will continue to follow up with the contractor until the inspection is rescheduled.

Not recommend

We are now suddenly asked to pay an extra £1.3k because their assumed budget for this year is not going to make it!!! Property’s main gate was broken for over 3 months which lead to our parcels being stolen day in day out. Everything takes so much time to get fixed. I would not recommend and would change them straight away if I could.

Sorry to hear your frustration — we appreciate you taking the time to leave feedback.

The issue with the main gates was due to a fault from the original installer. We understand how inconvenient this was, especially with parcels being stolen, and we apologise for the length of time it took to resolve. Unfortunately, this was outside of our direct control, though we pushed for a resolution throughout.

In terms of the additional service charge: each year’s budget is an estimate based on available information. In this case, several unforeseen costs arose that could not have been anticipated at the start of the year. These include:
• Insurance: The policy is split across three legal titles. Only one of those is under our control; the other two came in significantly over budget.
• Electricity: No bills had been received since the development launched, which led to a large back-billed amount once the supplier caught up.
• Building Safety Act 2022: This introduced new legal requirements for fire safety and compliance, including surveys and fire-stopping works that had to be carried out.
• Pump station repairs: Essential works were required to maintain the water infrastructure on site.

We want to be absolutely clear — these additional costs are not discretionary, and we do not profit from them in any way. Our management fee remains fixed and is not tied to any overspend.

We understand how frustrating cost increases can be, but much of this is the result of broader compliance obligations and inherited site issues. If you’d like a breakdown or to speak directly with your Property Manager about anything specific, we’d be happy to arrange that

Responsive and efficient =)

Since acquiring the property, I've been liaising with Ellie on a number of things to get us up and running. She is friendly, very responsive on email and progresses queries / requests making sure updates are shared with us. We're really pleased with the level of service and support Ellie has provided us so far.

Hi there, sorry, we do not know what building/development you are referring and you are not on our system. To clarify, all property managers have mobile numbers and reachable via this number. The reason is they are on and off site. The mobile number is on their email signatures.

I visited Ellie-Andrea Murphy for a face to face meeting at the Zone Property Management office last year. The meeting went exceptionally well, thanks to Ellie-Andrea’s knowledge, professionalism and understanding. Since then, I’ve had the pleasure of dealing with her on several occasions and each time has been a flawless experience. Zone are very lucky to have such a dedicated and capable member on their team.

Fast and excellent! Thank you Christie!

Zone took over our previous management company for the building I'm living in and they have been proactive in fixing issues, upgrades and mantainence work.

I had the pleasure of having Christie Loucas helping me deal with a particular situation at the property and she was absolutely a professional in helping me promptly resolve it! I and could not praise her enough for her work!

Absolutely awful company

Absolutely awful company. We pay for maintenance on our estate. What maintenance!! We have a childrens playground which needs attention. Five years and still remains broken.
As for their customer service is non existent, no human to talk to. Hides away behind an email service. Email this company and says 3-5 days before a response is actioned. That's a joke too!

I was surprised by your review and wanted to take the time to address your concerns point by point.

The Playground
• We’ve had a ROSPA (Royal Society for the Prevention of Accidents) survey carried out on the playground, and unfortunately, it failed and we needed to shut it down. As a result, we obtained a quote for the necessary repairs and are currently awaiting another one.
• The cost to bring the playground up to the required health and safety standard is significant—one quote we’ve received is £11.7K. Unfortunately, there is no allocation for this in the current service charge budget, which means we would need to invoice residents directly, likely around (atleast) £300 per household.
• Rather than imposing this cost immediately, we have been working towards building up a reserve fund to cover it partially or fully. We understand that unexpected charges can be a burden, which is why we have taken this approach.

Customer Service
• We recommend email communication to ensure there is a clear written record of any requests or issues. While our accounts team operates with a 3–5 day response window, the PMs always strive to respond as quickly as possible and within 24-48 hours
• Additionally, property managers are on site it is better to try my mobile, which is on every email

Christie at Zone Management

I’ve been dealing with a lady called Christie, she has been nothing but fantastic. Me and my partner have had a lot of issues with the car parking in my flat, Christie has managed to help us get the vehicle white listed and cancelled many incorrect parking tickets. Couldn’t recommend her enough!
