Terrible mistake


We are living in Aventura Bay, Miami Aventura since 2011. The Board of Directors made a terrible mistake by replacing HOA w/First Service few years ago. First Service Residential has teamed up with the collection companies for scams on us homeowners.
Absolutely terrible management of the community. Doesn’t rectify problems. Billing errors all the time, also does not provide community support for home owners. However, the maintenance work is slow or never been completed because the management keeps saying that they need to get the best quote from the vendors. Meanwhile the management ignore the repairs needed for individual homeowners. The ongoing issue of a bee infestation that has plagued my residence since 2022. Despite numerous attempts to address this matter, the workers sent to resolve the issue have been unprofessional, and the problem persists. Regrettably, their actions have resulted in damage to my celling and never been repaired. I sent to the association manager Joseph Enriquez so many emails he never responded to me. The service to homeowner is abusive and terrible, this company is typical hire unqualified people with License to operate and then ignore any complaints, they manipulate the situation charging you Hundreds of dollars for everything. You can no agree with their abusive and excessive charges and try to contact them but you never will hear from them a solution, they are entitled to take your money and nothing can do by you to stop or receive a fear treatment. They make their fortune with penalties and charges. It is a shame that you Owen a property and they have the right to harass you.

In typical FirstService Residential…

In typical FirstService Residential management, they double HOA fees and do nothing. The company Gittleman was an excellent company and then came 1st Service. Carpet this is ripped isnt's repaired. They tore up the beautiful plants and grass and now it is dirt. I have had 3 requests to repair my water flow and no one has taken care of it. Our gazebo is in bad repair and nothing. They don't water trees and with 3 years of drought, we have lost several trees. Not only are they substandard, but they lie. I asked 1st Service to water the trees and they said that was the responsibility of the landscaping company. I asked the landscapers to water the trees and they said that they are not allowed to water trees per Management's instructions. Seems they are set on destroying our beautiful building.

Watch this company

Watch this company. Instead of making a courtesy call when your fees are overdue they make money placing a caveat on your property. They bear no responsibility for emails not coming through to you about overdue fees. Its easier for them, and more fees for them, if they cant get ahold of you and they place a caveat on you. They claim it is against their company policy to make phone calls on overdue accounts! This can lead to scams and abuse if they rely on emails to notify a resident, especially when the emails don't come through. This happened in Calgary Alberta but I suspect they are the same everywhere after reading these reviews!

This company is nothing but a money…

This company is nothing but a money scam. They try to charge you for things that you haven’t done. They charged me a late fee last year because they didn’t accept my payment through my bill pay. This year the portal wasn’t working. So I couldn’t get it in until Jan 31st but, they claim it didn’t post til Feb 5th. They also charged me a late fee for my fence which was paid on time. They send letters about grass being to long when it’s not. Trash can being out even though trash man hasn’t came by yet.

FSR is the absolute worst HOA…

FSR is the absolute worst HOA management company. They do not enforce our bylaws. There is a problem house that does not mow, has piles of trash in the yard, and has had two shootings. The yard is even infested with rodents. FSR continuously tells the neighborhood that nothing can be done even though our bylaws offer solutions.
I have been requesting assistance for three years. Do not do business with FSR! They exist only to collect a paycheck!

SLOCK OUTFIT ALL THE WAY!!!!!

Definitely a SLOCK OUTFIT ALL THE WAY! STAY AWAY FROM THEM for several reasons: 1) one of their employees made several vicious verbal attacks towards me, I reported them to the Building Manager and her boss, but even 2 1/2 months later there HAS NOT BEEN AN APOLOGY! 2) our Building Manager doesn't even have a degree and 3) the company continues to send us the "bottom of the barrel" employees at top rate salaries!

DEFINITELY STAY AWAY FROM THESE MUTTS! You DO NOT GET YOUR BANG FOR THE BUCK WITH THEM. Just a bunch of OVER PAID BUREAUCRATS who have NO IDEA what they are doing!!!!!

I am immensely impressed with the…

I am immensely impressed with the prompt and efficient response from Marilu Menendez, the Union Mills Community Manager in Clifton. Her keen sense of responsibility and cooperation became evident when she took immediate action to address a potentially dangerous situation involving a severely leaning tree that posed a threat to properties and people in the area. Marilu's swift coordination with a landscape company to remove the tree undoubtedly averted a serious safety hazard for everyone in the community. I commend her dedication to ensuring the well-being of our community; her proactive approach is truly commendable.

First Service Residential

My past experiences from the time the company took over Nov 1 2023 for the Schertz community were disappointing. I was unable to get the help I needed until I went to the corporate offices in Dallas and met with Mitzi in resales (who was AMAZING!) Mitzi referred me to Marcia in San Antoinio by e-mail. Marcia did great follow-up, was kind, respectful and very helpful. When using First Service Residential this is the person I would want to have help me.

They charged me annual fees for months…

They charged me annual fees for months on end. Then only refunded half when we found out. They are now sending us to collections because instead of crediting the rest they didn't pay us back. They then started to add on fees for non payment of yearly annuals which they had already taken. And fined us for fixing our fence. Trisha Wright the regional manager doesn't listen. We had already spoken to the previous person who was going to clear it and make it right Chasity cook. But she got sick with covid and stopped working for the company. Do not use them our pool and other hoa things were neglected for over 5 years. Terrible company of thieves and crooks. We have now hired an attorney after our meeting with the board members we will be countersuing them and filing harassment. It would take so long to type everything they've done wrong. They are crooks.

Ukrainian Refugees Face Harrowing Housing Ordeal

In a disheartening tale of unfulfilled promises and professional neglect, my wife and I began our journey at Arriva Condominiums with bright eyes and high hopes, lured by the allure of a serene, urban oasis. However, this dream swiftly turned into a harrowing ordeal, punctuated by a series of distressing setbacks and exacerbated by the dismaying conduct of our realtor, Ryan Kearns of CIR Realty, and property manager Shelly Hammerli. Their approach was not just unhelpful but laced with rudeness, disrespect, and unsettling racial insensitivity, particularly grievous given my wife's grave illness.

Our ordeal began with the bizarre and inconvenient directive to refrain from using our own toilets for extended periods at night due to maintenance issues. The alternative offered, an external facility, was a mirage, non-existent when most needed. Imagine the despair and indignity of being denied such a basic necessity in your own home.

The challenges escalated with a critical failure of our heating system, a calamity in the relentless grip of the Canadian winter. It took an excruciating seven months for the necessary parts to arrive, and even then, communication about the restoration of heat was as cold and absent as the comfort of our home. The warmth we take for granted in a dwelling became a daily uncertainty, a relentless reminder of our vulnerability.

Yet, the most piercing blow came from the indifference and lack of empathy displayed by Ryan Kearns and the property management. Our pleas for assistance and resolution were met with a chilling apathy. Any attempt on our part to assert our needs was twisted into false narratives of aggression, a hurtful echo of racial stereotyping that no individual should endure. The intersection of my Black heritage and my wife's Ukrainian identity seemed to color our interactions with a bias so blatant and discomforting, it was as if our humanity was questioned.

Recounting this ordeal weighs heavily on me. The true essence of a home extends far beyond its walls; it is fundamentally about the reliability, service, and respect provided by those responsible for it. In this regard, I am compelled to caution others against engaging with Ryan Kearns or considering a residency at Arriva. The facade of professionalism and hospitality they present is just that—a facade, masking a reality starkly devoid of genuine care and support.

A home should be a sanctuary, a place of refuge and respect. The disregard and disdain we faced have left an indelible scar, one that I share in the hope of driving change and reminding those in real estate and property management of the paramount importance of accountability and respect, regardless of one's background. It is with a clear conscience and a heavy heart that I must advise against any association with Ryan and Shelley, for their service was not just inadequate; it was, regrettably, dehumanizing.

If I could give NO star that would be…

If I could give NO star that would be fine. I have tried to work with them, as a resident and Newsletter Managing Editor for over 2 years, since our Board hired them and got rid of Leland (an HOA) with great ratings. That was a mistake but our BOD and President of the Board are uneducated and power hungry. I was terminated (fired) by EMAIL Thursday, Nov 15 by the Royal Highlands HOA manager Keneshia Shepherd for NO reason. Only that they thought they knew better and made working with me impossible. Never returning phone calls, not answering voice mails and rarely making any common sense in emails. I was a great Editor and did a great job. They said they had some complaints, but they could not produce them in writing, as it was office gossip. They are now attempting to run our place like a Nazi Dictatorship sending out e-blast emails everyday with new rules; although a small group and Directors have no rules. The BOD and Management does not allow residents to speak their mind at Board Meetings and much more. I pray we are able to keep up our property values. I have lived here over 20 years and never had any problems until First Service came in; as they have screwed up every endeavor from how they treat residents, to the Guard Gate, to the auto payment, overwhelming paperwork to only borrow a meeting room for a meeting or etc. It is apparent they do not like old people, so why are they in business for FL HOA's and sending in inept staff that do not respect residents and also they do not respect or like Veterans. This is just the tip of the iceberg - they are horrible at everything they do. Do NOT ever use this HOA and now we are stuck with them, or fighting them. Terrible company -- only cares about…

Terrible company -- only cares about money and steals your money in a brutal way. It was a nightmare going through the management of this company as a tenant. Will stay away from anything and everything this company involves. It is a shame this company is still running.
