I've dealt with quite a few conveyancing solicitors in my line of business and I must say I've been very impressed with the level of service offered. Very pleased with the way my sale was handled. Communication was prompt and clear.

Jawad and his team put a lot of hard work in to complete my sale and purchase of 2 properties which were both leasehold.There was no hidden costs and I was very pleased with the service they provided.The receptionists were also very helpful,and passed on any queries that I had.I would definitely recommend HS LEGAL

This company was the worst I have used.
They didn't communicate with the other solicitors up or down the chain. They would email me and ask me to see if I could contact them directly on their behalf.
When you call, you get through to a call center that puts you through, but they never answer.
Even on completion day, down the chain completed at 1pm, my purchase didn't complete till 4pm.
They sent a completion settlement figure which contained the house purchase price plus their fees. When this was paid, they said I had sent too much and they needed my bank details to reimburse me and charge me £40. The whole process was very stressful and I truly wouldn't recommend them.

I couldn’t believe the competitive price but I would absolutely recommend them. We have worked with Jawad on 2 occasions now and everything has been efficient and thorough.

Communication shocking. But receptionists were very good.
I nearly lost the house because of how the long the process took , around 5 months. I had to pay another months rent.
Communication was good the last 3 weeks but too late then, i fell out of love with the property because of all the hassle.
Didn't ever get ri speak to a solicitor , think it was all Ai. Got there in the end tho but what a palava.

As a first time buyer, HS LEGAL have been a superb team to work with. They've kept us in the loop with progression in the purchase at every stage, also have been experienced enough to get back to us when they havent had a satisfactory response.

The team hardly needed to be contacted to as their platform too has a lovely time line to show how much progress had been made.

Their charges may not be the cheapest in the market, at the same time they arent the most expensive. Going by my research, they were priced just right to which I was grateful of.

In short, I have been extremely happy with their services and I would recommend them to anyone buying a property and who are in search for a great solicitor to deal with.

I have had the intense misfortune and displeasure of trying to sell a home to a buyer who has used these cowboys as their solicitors.

If I had to summarise my experience with them it would be, Incompetent, incapable, lazy and inconsiderate.

You can't reach them by phone, you can't reach them by email, you probably couldn't reach them if you were sat next to them in their office.

I'm unsure if they read emails because they'll either ignore what you say or ask the same question again and again.

The responses you do receive from them are incomprehensible at times. We've received enquiries that aren't even related to the property type we've been trying to sell showing either a total lack of care or a complete lack of common sense.

We asked to exchange a day before completion and they basically turned around at 4:30pm and said see you tomorrow, after having all the authorities ready before lunch time.

I'm supposed to complete today but we still haven't exchanged, it's anyone's guess if these guys will actually do their job for once and get this tortuous ordeal over with.

If you read the Colchester and London reviews you see they're talking about the same people/company, so how can one have a rating of nearly 5 and the other 2.4?

Stay away from these as a customer. If the person you're buying or selling to is using them pull out immediately and save yourself several months of stress and pain.

When people complain about conveyancing solicitors they aren't talking about these guys, as these guys are even below that.

To HS Legal please consider a different profession.

I am in the process of using HS to sell my property to my daughter. This is a very straightforward sale with no chain. To date I have had to send the same information over several times, do not get replies to emails, do not get responses to calls and struggle to receive updates.

I found this company on an online search site for conveyancing solicitors so believed the registered solicitors would be vetted- this clearly is not the case. Prior to instructing HS I asked for confirmation that the sale could be completed by the end of June because the buyers mortgage expired by then, I was assured that this would be possible. There is one week to go and over the last week I have sent approximately 5 emails asking for confirmation that this deadline can be met, I have also left several messages with the reception team asking for a call back and again I have not received a response.
I have found this companies level of service and communication to be utterly diabolical and have absolutely no trust in their abilities. I agree with other comments that it appears the “team” which deals with clients have very little or no legal background as is apparent.
I have to date received communication from several different team members and there does not seem to be a dedicated handler per client. This makes the process very confusing and frustrating. I would not recommend this company and I wish I had never instructed them

Terrible communication. Long periods of complete lack of communication and progress updates. Only progressed after threatening the ombudsman. 6 months for a no chain sale. Still haven’t sent through the transfer of sale two months after completion. Avoid.

As a professional Landlord I am well versed in property purchasing. HS were recommended to me by the estate agent after my regular solicitor retired. I appointed HS on 18/07/25 to do a straight forward purchase as a cash buyer with no chain and no need for searches. The sale completed on 21/05/26 (10 months later!). I purchase a average of 5 properties every year and am accustomed to delays but, this service was totally unacceptable.

My main complaint is that despite sending over 2 dozen emails asking for updates I never received a appropriate response. I simply received a stock letter blaming the sellers solicitors approximately 2 weeks after I sent any enquiry. I also tried phoning on several occasions but, never managed to speak with the "solicitor" and never had my calls returned. I question the term solicitor when I am asked what the term monthly Capitalisation means on a bank statement!

I managed to view, make offers and complete on 4 other property purchases (different solicitors) during the time it took to complete this purchase through HS.

When I finally received a completion date I flew back to the UK (I was working abroad at the time) only to have this cancelled on the afternoon of the completion date again blaming the sellers solicitors. This resulted in the estate agent calling me asking if I had managed to speak with anyone at HS as their calls were also un-answered and the sellers solicitor could not speak with them either. (remember they had recommended this firm!)

The sale finally completed 5 days later then the next day I received a email from HS saying that I had to submit more documents.

This whole experience was extremely frustrating. I was purchasing this property as a business investment and lost out on several months rent but, if I had been purchasing this as a home the sale would probably have fallen through.

There is too much choice in the conveyancing sector for anyone to put up with this level of service.
