Qcas were instructed on the back of a remortgage from Barclays and have been absolutely incompetent throughout the whole time.
They have sent letter after letter asking for the same things. They advised me what to do on certain things like ID checks and gave me the wrong info then denied this several times.
THEY ARE AWFUL!! UNPROFESSIONAL AND INCOMPETENT.
Avoid at all costs.
Comprehensive failure in communication and competence
I have recently used Shulmans/QCAS to complete a remortgage. They were instructed by the mortgage company, HSBC. Quite frankly, they were incompetent at every step of the way.
A significant issue is communication. Their website actively discourages you from sending messages, alleging that it slows down their work process. However, mortgages involve significant amounts of money changing hands, so clear communication is critical to establishing confidence.
Every stage of communications was poor. I frequently received automated emails that were in direct contradiction to events - for example, repeatedly asking for information they already demonstrably had, because they had used it. Secondly, when a human sent a communication, there was never any acknowledgement of your reply. This leads to a loss of confidence, thinkign the message had been lost/ignored. This leads you to feel you have to send them more messages to feel assured everything is proceeding as expected.
Completion statements were not sent, questions were asked repeatedly and unmodified, suggesting they are neither comprehending information received they receive nor sending out the information required.
Whilst they did complete the mortgage in the end, it was later than expected and felt largely as the result of me chasing the mortgage broker to chase them, rather than their process proceeding smoothly and competently.
By far and away the worst conveyancer I have ever had the displeasure of dealing with. I will actively avoid this conveyancer in future mortgage or property transactions.
Appalling
Appalling. The true failure here is established high street banks appointing them as their prefered associates.
Santander - what are you thinking? Why aren't you listening to all of these reviews? Why don't you care?
Our conveyancing
Our conveyancing was handled in a friendly and efficient manner and in a remakably short space of time. We were more than pleased with the service we received.
Congratulations on being the worst!

This company is costing people money and time - how are they still in business!?
A simple remortgage with Santander who made QCAS/Shulmans our free solicitor - has been terrible.
Unclear communications, a million emails all with their own poorly titled attachments means you don't know where to start.
If you're looking for any help, impersonal emails seem to deliberately go round in circles.
No online system to upload your documents to - no, no you'll be relying on the post.
I feel sorry for the people buying houses with this 'business'.

Absolutely stunned at how awful these…
Absolutely stunned at how awful these cowboys (and girls) are...
Quite how trading standards haven't closed them down is beyond me.
I experienced all the same issues as many on here have- complete incompetence all round.
It came to a head when i needed to provide a copy of my the lease for my flat. I had a communication stating that i hadn't sent it through- i had. When calling them i was told it wasn't the full lease and that if paid £3 they would apply to get it. I paid. Then i received a letter stating they were still waiting for the lease. I called them again. "Oh, it's not £3, it's £3.60" What? "Yes, you didn't include the VAT". I explained that nowhere on the many letters i had received (including the one i had in front of me) did it state +VAT. I explained the guy i spoke to on my last call even said £3. The operator then put me on hold to say actually it's £15.60 i owed. Apparently i needed to check back on the original letter sent out 12 weeks ago. I used a few choice words and managed to settle on £3. The time it has taken these guys to get their act together will cost me over £300 in additional mortgage payments. Unreal. Do not use.
Terrible
- No communication
- Do not keep their records up to date
- Do not keep acurrate records
Many other things but too much to write. I would not recommend or use them again!
the joys of conveyancing!
They ended up being fantastic albeit slow to start! It was a straight forward sale with no chain and myself moving into rented, but it took forever and in the end it was my buyers solicitor that were holding everything up and did some very odd things which led me to believe that it must of been a trainee conveyancer!
All in all Shulmans ended up digging their heels on and took it to completion, which was what it’s all about! Thank you very much and would highly recommend your company, kind regards, Anita McCutcheon
one star is far too generous
one star is far too generous, to be avoided at any cost. they are the most inefficient solicitors i have ever seen. they never acknowledge any communication, they asked me 5 times for the same information - which i supplied by registered post and email.. all 5 times. cant understand how these people are still in business.
Atrocious communication
Atrocious communication. Impersonal emails, mostly automatically generated and not case specific. No one appeared to take ownership of my case. They didn’t reply to questions I asked when I needed clarification. The process wasn’t smooth, with an unexpected cost at the end and a double mortgage payment that needs refunding that I have to arrange myself. All of this might not have seemed so bad if someone had taken the time to explain things to me. Communication is key to good costumer relations and this company have none. I wouldn’t go near this company again. (Also, most of the few positive reviews that I've read seem very dubious in my opinion).
I would give them ZERO if it was an…
I would give them ZERO if it was an option, you have to hold for 25 minutes to speak to somebody who is incompetent and provides incorrect information.
Literally the worse solicitors
Literally the worse solicitors I’ve ever encountered. I’m having a straightforward remortgage, which I’ve done many times before with other solicitors and they keep sending wrong reminders, asking if a garage should be included in the mortgage (which is obviously yes) and trying to charge me for random things.
To be honest I’d rather go with a different bank next time just to avoid using them
Shockingly bad!
This is the worst company I have ever used. Absolutely horrible experience. It was recommended by HSBC bank which I have been with for 16 years. Thanks to this horrible company, which I would have thought it's a scam if it wasn't what HSBC are using, I will be leaving HSBC bank. Absolutely shocking, the lack of their customer service and their correspondents with customers. Please don't use - companies like these don't deserve to exist!
Appalling communication
Appalling communication. Gave up on a simple remortgage after they took 5 months to organise and then messed up the redemption figure and started asking us for an extra £720 to complete.
Not good
Not good, they did not take notice of my request when they were doing my remortgage for HSBC so now redemption figure too high and I have to pay shortfall to their account, however I cannot log on to make payemnt as they did not register my email on their site. No response to my message regarding this. Had to call them. Warning - disgusting price to call them and no warning of this price, call will not use you mobile free minutes, you will wait a long time until responded, my £5 safety buffer on the phone was used up on the call after first minute of speaking to them - then I got disconnected and I cannot use the phone until I increase the buffer. Of course I did not resolve what I called them for.
Disgustingly Poor Service and Zero…
Disgustingly Poor Service and Zero Contact
As part of a remortgage with the TSB (still not completed due to the incompetence of QCAS/Shulmans and our case worker, Bilaal) we were allocated these bunch of cowboys.
Upon receiving their Questionnaire, which leaves no doubt about what we are applying for with the information we provide, we completed and sent this back online immediately. One month later, we were asked for further information, which had already been provided on the Questionnaire. That was on 3rd May.
To date (4th June) we have heard absolutely nothing despite sending requests for an update weekly. My latest request for an update (3rd June) prompted an immediate e-mail back which I was pleased to see. Shouldn't have been surprised to find it was an automatic "Out of Office" advising me that Bilaal is on holiday for a week and giving me a contact to forward my query to. Still no reply from her either.
Their incompetence has meant that our fixed rate mortgage with our current provider has now expired and we have had to pay almost £200 extra - a situation we thought we were avoiding by re-mortgaging. Why the big Banks use these people is a mystery to me, although I guess their fees are cheap and you get what they pay for.
My next step will be to look at any relevant Industry Regulator to whom I can complain. Quite how they can receive so many negative reviews and still be allowed to give such bad service is beyond me.
For future, any remortgage I do will not be with a Lender who uses QCAS/Shulmans. To say I'm angry is an understatement and I sincerely hope I get the chance to feed back their service at the end of this.
Stay clear of this company!!!
Stay clear of this company!!!
We started our remortgage process in February now in June and still hasn’t been completed.
Paperwork had been sent to them but then accidentally they sent it back to us. Emails were not getting read. Everything was sent to them but still getting emails on awaiting items. Spoke to one advisor who was very rude and abrupt, stating that it’s not their fault if the documents were sent back or how busy they are.
Maybe they shouldn’t take on work if they don’t have the capacity to deal with it all.
TSB should not use this company!!!
Worst solicitor company
Hi,
Anyone read this review please don’t go with them for your property mortgage matter if not two things will happen first you loose your property, second you will loose your mortgage or your money with their service charge. Please avoid them, especially Barclays mortgage authorised solicitor these QCAS people if go through them they’ll rub all your money with hidden charge, once you sign their contract document & paid any money that’s it you’ll be suffer with consequences.
Disgraceful company
After reading the reviews already posted on here I don't really need to write this review, however this company are such a pathetic, time wasting, oxygen sucking, money grabbing, disgraceful firm that something needs to be written.
Already £300 out of pocket and more than likely this will double due to the delays caused in remortgaging.
Santander are generally an ok company to deal with, but these crooks reflect so badly on them.
As previous posts have already said, you will probably have no choice but to use them, but at all costs if humanly possible - avoid!
My experience is awful and do avoid…
My experience is awful and do avoid them if you can. The solicitor was chosen by my mortgage provider. So I submitted all my documents back to Jan/Feb to the case worker Carl North. 4 days before I completed my mortgage, they emailed me saying they have not received the redemption statement from my previous mortgage provider. I called the previous mortgage provider then they provided. After that they first delay my complete day by 1 day without given me any reason so I have to pay almost 40 pounds for the interest. Then after that they just keep sending me email saying I have not paid the amount they requested which I did. So I went to their portal to do a screenshot and then send it back to them and they said well they messed it up. After that weekend they told me actually they were not able to complete it given I have paid my money so they need to request for additional shortfall. The reason is because they did not receive the fund from the mortgage provider. We then spoke to the new lender and obviously they already released the money on that day and it is Qcas did not do their job. I have emailed them to tell them it is their fault without any reply.
After I read the feedback, I think now I understand why they are being so bad at what they do.
