Excellent service and communication - Highly recommend

Richard was exceptional in helping me find a tennant in such a short window. Very professional and efficient. Richard and his team were always available and returned calls/emails in a timely manner. I would highly recommend Property Stop, I will definitely be using their services in the future.

Professional, honest, kind caring team

I have found it incredibly difficult to find a property to rent in Chelmsford. Other letting agents seemed disinterested in helping despite the fact that it was distressing not having a home for me and my children. All the staff at Property Stop have been amazing, in particular Richard who went above and beyond to help me secure a property. They are very professional, honest and left me feeling like they cared about getting things right for me. I would highly recommend using them.

When renting a property a damage deposit is held to protect our landlords against any damage that a tenant may cause during the tenancy over and above normal expected wear & tear.

Prior to your tenancy commencing we documented the properties condition by undertaking a professional ingoing Inventory & Schedule of Condition. This was also accompanied by supporting photographs documenting the properties condition.

At the end of your tenancy the property was inspected by comparing the condition back against the ingoing inventory. A number of discrepancies were noted with the properties condition relating to the general cleanliness and damage to various parts within the fridge/freezer. Under the landlords instruction work was conducted to address these concerns and the costs and contractor invoices were shared with you for complete transparency.

Whilst it was the landlords request to recover this from the damage deposit, we made it clear to you that if you did not accept the proposed deductions you had the ability to dispute the landlords claim and could refer the matter to dispute resolution (details of The Deposit Protection Service were also provided and signed for at the commencement of your tenancy which included its full terms & conditions & prescribed information document). By using dispute resolution both you and the landlord would have the opportunity to provide evidence to The Deposit Protection Service who would appoint an independent adjudicator to review the case and make a decision on how the funds should be distributed.

We note that despite being advised of the dispute resolution option available, you made the decision to fully accept the landlord’s claimed costs. By taking this action The Deposit Protection Service has distributed the funds in accordance with your instruction and passed funds back to the landlord to cover the cost of the work.

Deposit money you've agreed to pass to the Landlord has been used to settle the contractor’s invoices. Property Stop has not benefitted financially from any money awarded, and therefore disagrees with your comments that we are ‘very money hungry’. We are simply acting on the landlord’s instructions to recover funds for issues on account of your own breaches of the tenancy agreement.

Very unprofessional staff more interested in her designer bags!

This company did not treat the tenants well they made false claims about items that were wear and tear.. They said mould was due to no ventilation and black marks above radiatirs were burning candles! These were due to the dust marks from windows being left open to try and stop mould!!! They also gave no notice when they were showing newtenants around house snd even brought new tenants into bedrooms when tenants asleep! Agent even showed other student passports who had nothing to do with the house to tenants just to tell them gossip! very unprofessional!

AVOID! AVOID! AVOID!

As a tenant, the first I found out was a freezer full of rotting meat and fruit flies. All weekend, I was left to sit in a flat akin to a wheelie bin. The main front inside door is half hanging off. Sent a reply, no response. The flat is filthy. Hairs in bath, a bacteria filled bath plughole, thick with dark green gunk. A maggot by the kitchen sink which is blocked, hair and old food in the grill and an twin socket half disconnected from the wall. The fridge freezer was marked "Low Level Action 3" by someone that sounds like a school leaver. I had to contact a Councillor to get a new fridge freezer. £50 a day. They need closing down. More action against them to follow.

Great service

We've been with Property Stop as Landlords for just over 9 years, letting a 2 bed house in central Chelmsford. We've always had a positive experience, when there's been any issues they've always been responsive to help solve them. What makes me write this review today is we have another property elsewhere in England, run by a big national company (Sequence). They are terrible, truly shocking.

Whilst always happy with Property Stop this experience has made me reappraise just how competent they are, the difference is vast. Avoid Sequence at all costs (and Countrywide) and go with Property Stop.

We went with property stop for UNI…

We went with property stop for UNI accommodation, they took a 475 pound damage deposit. A year after leaving the property they have offered £6.00 back. This is without being sent a list of repairs with receipts and costs. I have had no breakdown of the fee. They declined to put our deposit into a scheme in the first year and have no evidence they did so. Avoid at all costs if a student as they attempt to fleece you at any chance possible. We got rid of two infestations, unblocked the drainage and gutter ourselves (after the attempted to charge us for this.) they then attempted to charge us with a new tumble dryer as hair had blocked the previous one. Again unavoidable. If I hadn’t moved town I would be taking this up with the ombudsman.

They seem to offer a lot of student accommodation and I suspect your complaint could relate to a property you rented with them. We are completely independent businesses and not linked in any way.

Terrible company & Experience

Terrible company. Threaten you continually, even with their inaction to resolve major property issues. Leaving tenants without vital services for months/years. Poorly run and managed.
Avoid if you are a tenant or landlord if you can.

Property Stop went above and beyond

Property Stop have been a fantastic letting agent for us.

Being a long distance landlord can be challenging yet property stop were always professional, prompt and willing to help.

We always received payments and statements promptly. No chasing required.

Since going through some difficulties with our property post our last tenant leaving they have been nothing but amazing in going above and beyond when they didn’t need to.

I appreciate that most letting agents will get a bad rap and that’s the nature of the business but I can’t speak highly enough of them.

Great Customer Service

I cannot speak highly enough of the customer service I received from Jill and Sophia, from initial viewing right up to receiving keys to the property. Emails were replied to in a timely fashion and information requested was always sought after and relayed back to me. A very professional service and very friendly staff.

Avoid this company if a tenant.

If I could give no stars I would.
The property we rented through Property stop was not properly cleaned before moving in. There were also several maintenance issues which they failed to identify and fix prior to us moving in. We have had back and forth communication with Property stop and the way the company manages their properties is convoluted and disgraceful. A lot of blame is placed on the landlords which, when communicating with them directly, were very helpful and friendly, unlike Property stop. Property stop said maintenance issues would be flagged and taken out of the previous tenants deposit, but I don't think this was the case. This is the worst agency we have every rented from. We expect the property to have everyday appliances to be cleaned, but they still cannot manage that. We will sadly not be staying in our new property once the tenancy is up. Avoid renting from this company if you can.

Our landlord decided after several…

Our landlord decided after several years to stop using this company to manage the property, after we identified maintenance he had paid for that they had never completed. As with other reviews we have found Property Stop unresponsive, to both tenants and landlord. We have suffered data breaches, unsolicited calls from tradesmen that neither my landlord requested or we knew about. This company are blatantly incompetent, and don’t seem to care, staff are young, inexperienced and change frequently and are led by unprofessional inadequate manager’s !

This is the most dishonest, misleading and rude company. If they were trying to make a name for themselves as the worst company they are doing a great job at it.
They lack communication and professionalism, they are untruthful and not trustworthy, they will waste your time and tell you a bunch of lies also breach their own regulations
