We have used Romans for many years for property management. I was a Army Officer and lived and moved abroad for the majority of the time and did not have time to get stuck into the property management role. Romans and Mohammed Rajpute has always looked after our property and I can say with hand on heart that he has been excellent and thoroughly professional, honest and direct. He always acts and provides clear and direct questions, providing options whenever possible. He is always sympathetic when there is a problem and very quick to get resolution, for the tenant and for us the landlord. I couldn't wish for a better manager. Well done Mo and thank you

Leaders Romans Group (The Meadows branch) took over my tenancy on 5 July 2024. Since day one, they have completely ignored and overlooked my communications, refused to act as a neutral intermediary by logging evidence partially and inaccurately, taking no action to remedy wrongs and have sided exclusively with the landlord to cover up critical property failures, demonstrating no professional standards and a long trail of poor record keeping. They have actively ignored severe hazards including structural subsidence, wall cracking, decaying fixures, and cavity wall vermin. Instead of executing repairs, Romans engaged in immediate statutory retaliations to cover process failure:
1. 19 May 2026: I emailed a disrepair complaint, pausing inspection consent until repairs were made.
2. 29 May 2026: Siding with the landlord, they retaliated with a Form 4A Rent Increase Notice.
3. 8 June 2026: They hit me with a Form 3A Eviction Notice.
4. 11 June 2026: They sent a high-pressure electronic link trying to force me to sign a voluntary tenancy surrender form.
This organisation completely ignores tenants, blindly protects negligent landlords, and uses aggressive pressure tactics over basic UK housing law compliance. Avoid completely!!!

I haven't had to do a great deal since Lisa took over, and I will definitely be giving more properties to Romans going forward, as I am so pleased with the service provided by Lisa. It does make a change to get a good property manager as most of them don't get back to you as quick as you would like. Overall, 10 out of 10

I understand the property market is extremely congested at the moment, but my experience with this agency went beyond what can reasonably be explained by high demand.
There was a clear lack of transparency throughout the process. Communication was poor, information about the property’s status was unclear, and I was never given a fair opportunity to view the property. No clear explanation was provided as to why viewings were handled the way they were.
While competition is expected, basic professionalism, ethical conduct, and open communication should still apply. Unfortunately, this experience felt neither transparent nor equitable, and it has left me questioning the agency’s standards.
I hope the agency reflects on this feedback and improves how prospective clients are treated going forward.

We modernised our flat after a long tenancy and during that three months Romans checked in with us on a regular basis, providing suitable advice and providing updates regarding the implementation of the new Renters Rights act. They were patient while we completed the work, but prompt and efficient when required. Even before we were ready to put the property on the rental market, Romans began the work to find someone for us. It was only a matter of weeks after we completed the work when the new tenants moved in. Romans organised the inventory check, referencing and contracts. The handover day went smoothly. I felt Romans were always available when we needed them and no enquiry was too much for them. In particular I would like to pass my thanks to Benjamin and Sophia for their professionalism and guidance.

Review of Romans Estate & Letting Agents – Aldershot
My experience with Romans Estate & Letting Agents in Aldershot has been extremely poor and deeply disappointing. Their property management is unprofessional, their contracts are misleading, and their conduct caused me to lose thousands of pounds.
Misleading Contract & Unauthorised Fees
My first management contract was signed face to face and clearly stated that there was no rent guarantee. However, Romans continued to charge me a rent guarantee fee regardless. I repeatedly asked them to remove this fee, but they ignored my requests and kept taking the money.
Later, they sent a new contract by email and asked me to sign it online without clearly explaining any changes. At no point did they inform me that fees or terms had been altered. I attempted to call them several times to confirm, but my calls were not answered. This behaviour felt deceptive and unprofessional.
Changes Made Without Landlord Consent
Romans accepted a no-deposit option for the tenant without properly informing or advising me. I raised serious concerns, explaining that a no-deposit scheme does not protect the property and asking who would pay for damages. Their response was unacceptable — they claimed there was “no difference” between a deposit and a no-deposit scheme, which is clearly untrue.
Severe Property Damage & Poor Tenant Management
The tenant caused extensive damage to my property. Because the tenant came from abroad, they did not know how to properly use heating, ventilation, or household facilities. To save on utility costs, they avoided heating and ventilation, used excessive blankets instead, and caused severe damp and moisture damage throughout the property.
There was:
No proper cleaning or deep cleaning
Significant damp and mould damage
Damage to the fridge
Damage to the washing machine and dryer
A burnt-out electric cooking hob
I had to replace all of these items at my own expense.
Unauthorised Check-Out & Further Damage
When I finally instructed Romans to move the tenant out, they conducted the check-out inspection without informing me. Shockingly, during this period, the brand-new electric hob was damaged again.
The property was left in a terrible condition:
No deep clean
No professional cleaning at all
No proper inventory or condition report shared with me
I was not informed of the check-out results and had to chase the documents myself.
Refusal to Claim Damages & Internal Blame
The refurbishment cost me thousands of pounds. I repeatedly asked Romans to claim compensation from the tenant for serious damage and replacements, but they ignored my requests.
In the final stage, different departments within Romans began blaming each other, refusing to take responsibility or make decisions regarding tenant charges. It felt as though they deliberately avoided action while keeping the money themselves.
Conclusion
This branch shows a complete lack of accountability, transparency, and professionalism. The staff attitude and management practices are totally unacceptable.
I strongly advise anyone to be extremely cautious before entering into any management agreement with Romans Estate & Letting Agents in Aldershot.

I had a terrible experience dealing with the lettings team in Romans – Bracknell. They treated my requests and queries with apathy and never gave me any type of full answer to very basic questions and avoided some queries I raised. I had to work extremely hard to get answers and had to eventually go through their complaints process and even that took two attempts for me to get a full and comprehensive reply. I asked the lettings team to forward a letter to the landlord, they didn’t do it and I got no apology, just uncaring and unbothered short replies. Even when I raised queries up to senior management, they could not grasp what I was asking and again gave me glib and blunt replies and sometimes did not reply at all.
The Credit Control team never got the direct debit to work on TDS payments, despite confirming all clerical errors were corrected but had no problem chasing me on the phone when a payment was missed due to their inability to monitor the direct debit. When I asked for an explanation, I got very little back that addressed my concerns relating to their processes.
It is not in my nature to complain unless I must and I had been helpful with and accepting of some of the issues that Romans – Bracknell caused but when these things continued and took up a lot of my time, it was only right I questioned things. Only one person was helpful and apologetic when tradesman did not turn up or the TDS payment had errored, and that was Jacqueline Miles‑Miller but I can see that she was not based at the Romans – Bracknell branch.
If Romans do reply to this, it will be to protect their reputation. A good reputation is not given, it is earned and maintained. The lettings team in Romans – Bracknell are worthy of a bad reputation and should be ashamed of the poor customer service and terrible support they offer tenants. I am also a landlord and if I thought that the letting agents I use were treating my tenant like that I would end the agreement immediately. Very, very poor and tenants should avoid the lettings team in Romans Bracknell, at all costs. It is not acceptable to treat tenants like that and Romans – Bracknell should be more professional, caring, responsive and considerate.

I would thoroughly recommend Romans and Firstforauctions. They work together as part of the same overall company & have an extremely good partnership. The team were fantastic from the start. They did an excellent job in selling my dad’s property via auction with Firstfor auctions with their hard work & experience. They were very helpful & friendly. Answered all our questions & couldn’t be any better. Very professional & always said to contact them if we had any other questions. The property sold for a huge amount of money which we were very pleased with & it was down to their extremely hard work & dedication. I would thoroughly recommend them.

Romans in Windsor... what a lovely group of people. I've been renting via Romans for the past three years, and have now moved to a purchased property using the very same agent, albeit the sales team rather than the lettings team.
Everyone in the Windsor branch has been lovely. Sam Morton leading the lettings team has been great, and all members of her team I have dealt with have been equally good.
Day to day, dealings were with Kim Stockley, an absolute pleasure to deal with. Nothing is too much trouble, no question too stupid. Everything dealt with in a friendly and professional manner.
Purchasing has also been a breeze, with Milly Sparks leading my search in Carl Atkinson's team. Attentive and helpful every step of the way, and always available very quickly when needed.
